The Freedom Property Network and Cito Cimo aims to help you become more educated in all things property investment. We do this by holding events, producing educational content and giving you a networking platform. We hold monthly events in Dundee and Aberdeen, in which you can attend and learn about all things related to property investment. However due to the current situation we are holding all our events online and via ZOOM. Our presenters for this weeks event are, Kessar Salimi Property Investor & Mortgage Broker, Fenella Walker HMO Property Investor (NKL Investments), Elahe Radmaneshfar Property Investor & Property Sourcer (Cito Cimo) and Jack Reavley HMO Expert, Letting Agent & Property Investor (EasyLets) The latter of which our HMO expert Jack Reavley owns and operates one of the largest independent letting agencies in Dundee, specialising in HMO and student accommodation (with over 200 HMOs on their books). Since the advent of HMO regulations in the early 2000’s EasyLets have been directly involved in managing compliance through changing legislation. He retains his involvement of various steering groups and forums within the city and maintains an active relationship with key stakeholders (PSS & Fire). Jack’s talk will be a beginners guide to HMO management in the current landscape and a discussion of the broad and diverse factors affecting the industry. Fenella and Doug joined the property world in the middle of 2018. Before that they had spent the previous 23 years enjoying a slow nomadic tour of the world at the behest of the oil industry. Fenella will talk briefly about the journey that brought them to property. During the past 2 years they have concentrated on investing in the East coast of Scotland and now have over 10 properties of which 5 are HMOs. She will touch on their HMO strategy with a case study in Dundee and to close she will discuss how their strategy has evolved and what they are now concentrating on. A house in multiple occupation (HMO) is a property rented out by at least 3 people who are not from one ‘household’ but share facilities like the bathroom and kitchen. It’s sometimes referred to as a ‘house share’ and is seen as an attractive option because of the potential to have a higher yield as a result of high rent. The team will discuss all things HMO including but not limited to the following: .What makes an ideal HMO property and why you might want to look at a HMO. .How the licensing process works and the necessary steps required to licence. .How you can make sure that your property and specifically HMO property stands out from the rest in the market. .Why it is essential to ensure that the property is properly managed and remains compliant. .Shared accommodation offers excellent potential to add value, and own an accommodation business not just a property investment. Many people have misconceptions when it comes to a HMO, from dingy, damp properties to having students tearing apart your property. However neither of these are typical of the HMO market, but at the moment buying/setting up and letting a House in Multiple Occupation can make for a very attractive investment opportunity. When looking at HMO’s the effects that COVID-19 have caused has put increased demands on renters and has people looking at new ways to rent property and the HMO (House Share) is becoming a more and more attractive option. However as with all opportunities when dealing with COVID it can cause difficulties and create unforeseen circumstances.
