<p>政府將「辣招」講成係「需求管理」，但其實呢個叫法係非常誤導。首先要分清楚，政府有啲乜嘢因素能夠控制，有啲乜嘢因素唔能夠控制。理論上，政府只係能夠控制土地嘅供應，而實質上連樓宇落成量都唔能夠完全控制；因為如果發展商唔肯買地，政府亦無可奈何。至於需求，就更加不受政府控制。所謂「辣招」，更正確咁講，只係令到市場交易嘅難出現嘅成本。所以，撤辣最直接嘅結果，係令市場更有效咁反映出現實。如果現實係向好，撤辣的確可以令樓市升得更快。但假如現實係差嘅話，撤辣只會令樓市跌得更急。</p> <br/><br/>This is a public episode. <p>今年兩會最大的轉變，就是沒有了總理記者會。很多人先入為主覺得帝王思想的習近平，小器不想讓總理李強搶風頭。但我有另一個猜測，就是中共眼中的西方社會全部都是敵對關係，開記者會也不會有任何意思。話說每年這個總理記者會，是1993年之後才變成常態；當年中國大陸因為八九六四和西方關係變得惡劣，中國很需要改善關係以爭取貿易上的方便，例如最惠國待遇。所以當時中共很想借國際媒體進行外宣，而這個總理記者會就是國際媒體每年一次的機會可以接觸到中國國家領導人。</p><p>現在無限期取消這個記者會，反映了中共對西方社會的敵視態度，也解釋了23條背後的思維。</p> <br/><br/>This is a public episode.
