<p>Mit Jochen Schenk, Vizepräsident des Zentralen Immobilien Ausschusses (ZIA), sprechen wir in dieser Podcastfolge über die Anforderungen der Banken und Aufsicht an Immobilienunternehmen und wie man diese effizient und effektiv bedient. Im Rahmen ihrer Initiative „Coalition-X“ möchte der Zentrale Immobilien Ausschuss Immobilienunternehmen helfen, die steigenden Anforderungen aus Bank- und Finanzregulatorik - etwa durch die EBA-Leitlininen zum ESG-Risikomanagement, Basel-III-Regelungen, die EU-Taxonomie und CSRD (Corporate Sustainability Reporting Directive) - zu meistern. Kernidee ist dabei ein neutrales Datenökosystem für den manipulationssicheren, souveränen und automatisierbaren Datentransport zwischen den Immobilienunternehmen, ihren Dienstleistern und Banken zur digitalen Erfüllung von ESG-Berichtsanforderungen. Im Podcast geht es um den Aufbau eines neutralen Trust Frameworks mit technischer Infrastruktur, um Akkreditierungskriterien als Governance Struktur, um praxisnahe Nachhaltigkeits-KPIs und um die Partnerschaft mit dem Fraunhofer-Institut für Bauphysik IBP und dem Digitalexperten Realcube. Ziel ist die Etablierung eines Ökosystems mit Marktplatz für Datendienste im Jahr 2027, wobei sich schon heute Eigentümer, Asset- und Facility-Manager sowie Kreditinstitute zur Mitwirkung als Pilotpartner melden können.</p>

<p>Mit Yorck von Obernitz von Willendorff Technologies sprechen wir über deren Beteiligung an der digitalen Immobilienplattform Realcube. Die Cloud-Plattform verbindet die unterschiedlichsten Bestandssysteme und Proptech-Lösungen für eine smarte und flexible Digitalisierung im Real Estate Management. Im Gespräch geht es um die Funktion und Vorteile einer solchen "Datendrehscheibe" (inkl. Data Lake und App-Store) sowie um IT-Effizienz und -Sicherheit. Denn mit einem offenen, digitalen Ökosystem profitieren Immobilienmanager und -Dienstleister von Datenfluss in Echtzeit und über alle Phasen des Lebenszyklus von Bestandsimmobilien, ganz ohne aufwändige Schnittstellenprojekte. Datensilos und manuelle Aufwände gehören so der Vergangenheit an. Und ein weiterer wichtiger Aspekt kommt noch hinzu: die positive Wirkung von digitalen Plattformen auf die Dekarbonisierung sowie ESG-Anforderungen und auf die Finanzierung und Wertstabilität von Immobilien.</p>
