吳姐的房屋S2 Vol.4 台北大空襲/疫情今昔比
台北大空襲/疫情今昔比 Mary生於1934年台北大稻埕2020年新冠疫情橫掃全球，台灣撐到2021年5月，台北因為疫情封城，經過最有古味的淡水街上商店幾乎拉下鐵門寥寥可數的小吃還有一些外賣，讓Mary想起了1945年5月31日台北不間斷大空襲，當時人車沒有今天多但是萬人空巷的情景，這個氛圍有點詭異跟當年有些雷同，Mary說當時是為了躲子彈路上都沒人，現在大家都在家裡面躲病毒，心裡一樣的恐慌，淡水雖然有輕軌捷運，淡海新市鎮這兩年因為海歸的親賴，整個城鎮顯的面貌很新穎，但是對於記憶猶新的雙北居民來說，面向海景雖然很美，海風第一排到冬季挺不好受的，輕軌再轉淡水線到台北任何一個地方都要1小時以上差不多高鐵台北到台中的時間，這個是台北人的想法，房價相較於雙北各個區域來說漲幅沒那麼大。1945年台北大空襲大部分的人都被疏導往郊區，Mary回到大稻埕卻完好無缺，重災區是在城中區總統府周圍的特區，以及一些事業單位，而這次台北封城後能不能恢復到封城前的樣貌呢？會有重災區嗎？現在可說是百業蕭條，大家最關注的房價、房市，剛性需求的自住客期待這一次房價能有一些調節，但是沒人說的準，「未來價」成為主流怎麼回到從前呢？現在屋主都變得好聰明，截至目前屋主的心態還是居高不下，沒有鬆動的跡象。好啦，今天跟大家聊到這裡我們下一次再繼續疫情下的台北市房屋，拜拜！

吳姐的房屋S2 Vol.3 [兩衛] @兩衛210612 哈嘍大家好我是大家的好朋友，吳姐。 今天要跟大家來聊一聊三房兩廳兩衛和兩房兩廳兩衛。大家有沒有聽到這裡面的兩衛兩衛，對了！尤其是小家庭來說，夫妻兩個都是上班族，大家每天一早起來的事情就是把小朋友安頓好、吃完早餐，那麼兩衛的重要性就不可言喻了。有了兩衛大家可以很從容地把小朋友的如廁時間掌握好，這樣就不會耽誤了上學、上班。 但是台北東區大部分的公寓或是華廈都是321，三房兩廳一衛的規劃，有些比較有眼光的屋主都自行改成了322，或者是兩房兩廳兩衛。這已經是一個時代的趨勢，尤其是屋況再好，如果沒有兩衛或者退而求其次1.5衛，這樣的物件在市場上的流通都會非常的緩慢，我們試想現在人的生活已經改變了，一樣趁著現在疫情期間大家足不出戶的時候，是不是在家裡面檢視一下自己的房子，未來我的房子要再居住10年20年30年，我是不是有三房兩廳兩衛？或者是我的房子有沒有兩房兩廳兩衛？各位有沒有注意到重點在兩衛！如果沒有的話跟上一期一樣，我有沒有要換屋的準備？我們是不是應該要超前部署？在疫情結束之後房地產畢竟會有翻天覆地的一個改變，我們準備好了嗎？ 好啦！今天吳姐跟大家聊到這裡我們下一期繼續吧！拜拜！
