[…] The Federal Housing Administration, or FHA, which is a division of the U.S. Department of Housing and Urban Development, or HUD, has a loss mitigation program that offers repayment plans, forbearances, loan modifications, and partial claims. The partial claim may be done as a standalone second lien or in connection with a loan modification. HUD advances the funds needed to bring the loan current with the existing lender in exchange for a subordinate lien on the property, securing the advanced amount. This represents an interest-free loan from HUD that does not require monthly payments. Instead, it's typically just required to be repaid upon sale or refinance, or when the first lien gets paid off. whichever occurs first. […]
