[…] So first go and drop it into Google Earth. You can measure the property there and make sure that your building will fit with parking and setbacks and all of those kinds of things. Second is flood areas, right? Just because you have a 200 by 200 foot box or bigger doesn't mean it's all usable. I've seen wonderful deals, three acres, a teen sent it to me, and in five minutes I'm like, bro, this deal is dead, right? Like, did you not check the FEMA flood map? Like, you can go on their website, it will take you just a minute to copy and paste the address in, and you can look at all the flood stuff, and you might have this wonderful piece of land that's great with the right zoning and all these kind of things and there's a floodplain right across the middle and you're like, well, it's not usable.
