Trust, recovery, golf, and building a business with Ben Finley

Neal Oates Jr. sits down with his friend Ben Finley of Luxury Title and Escrow for a conversation about trust, consistency, and what it takes to stay steady in a high-pressure industry. They also get personal, connecting golf, recovery, business discipline, and the mindset shift that comes when you realize time is limited. Ben Finley shares how his approach to title, relationships, and leadership is shaped by recovery, daily structure, and a deep commitment to showing up for clients and partners. Key topics In this episode: Neal introduces Ben as both a trusted friend and a title professional, then frames the conversation around trust, referrals, confidence, and relationship-building in real estate. Ben shares how he started playing golf at age 8 in Bloomington, Indiana, grew up in competitive junior golf, and still sees the game as a useful mirror for life and business. In a major personal reveal, Ben talks about being in recovery for 10 years and how that experience has made him a better golfer, a better business owner, and more focused on taking life one day at a time. The conversation breaks down the golf mindset of playing one hole, one shot, and one problem at a time, and how that translates directly into handling title files and complex transactions. Ben explains how Luxury Title builds trust by being highly accessible, answering calls outside normal business hours, and maintaining direct communication with agents, lenders, buyers, and sellers. Neal and Ben discuss how trust is earned over time, not claimed up front, especially in a transactional market where many professional relationships are short-lived. Ben speaks about his business partner Seth, describing him as brilliant, experienced, and someone he trusts with both his life and the company they built together. Ben reflects on his own hesitation to leap into entrepreneurship, then explains why age, urgency, and spiritual grounding pushed him to stop wasting time and start playing life more intentionally. He talks honestly about the hardest parts of his recent growth, including committing to physical fitness, networking more aggressively, hosting events, and staying active in business development. Ben closes by emphasizing that he loves helping people buy real estate, especially first-time buyers, investors, and families making meaningful life moves. How AI Search Is Changing Business Discovery with Alex Hays

Business owners are no longer competing for page one on Google alone. In this conversation, Neal Oates, Jr. talks with Alex Hays of Orion Taurus about how AI search platforms are changing discovery, trust, and buying behavior. Alex explains why visibility now depends on structured data, consistent publishing, and being understandable to both people and AI. They discuss Alex’s journey from 16 years in the Merchant Marine to entrepreneurship, Orion Taurus’ evolution from Bitcoin mining to AI visibility work, and practical steps business owners can take to become easier for AI to understand and recommend. Key topics Leadership lessons from the Merchant Marine: Alex shares how working with different people and adapting to circumstances shaped his approach to leadership. What entrepreneurship taught him: Starting from scratch revealed skills Alex needed to develop and the importance of learning quickly. Orion Taurus’ evolution: Alex describes the company’s path from Bitcoin mining to printed circuit board repair, training, exit and succession strategy, and AI visibility. Why clear positioning matters: Inconsistent information about a business can make it difficult for AI to understand what the business does, who it helps, and why it should be recommended. How AI interprets intent: AI search can look beyond a direct keyword match to understand what someone is trying to accomplish. Content addressing related questions and needs can help a business be discovered. SEO still matters—but it’s not the whole picture: Alex describes traditional SEO as a useful foundation, while noting that businesses also need to consider how AI systems access and interpret their online information. Where to start: Check that AI can crawl your website, make your business information clear and consistent, and publish relevant content regularly. Why blogs and external mentions can help: Alex discusses blogs, LinkedIn articles, podcasts, and reputable third-party sources as ways to make expertise more discoverable. Visibility and operations: The conversation also covers how AI can support business systems and client workflows, not just marketing. Alex’s closing advice: Prepare for changes in how people discover businesses and adopt AI thoughtfully rather than waiting until your visibility falls behind. Action items Review whether your website is accessible to AI crawlers. Make sure your website clearly explains what you do, who you help, and why clients should choose you. Publish relevant content consistently, including answers to common prospect questions. Look for appropriate opportunities to demonstrate expertise through reputable third-party sources. Consider whether your business systems can support the clients you hope to attract. Jay Conner on Private Money, Relationships, and Building a Deal-Funding System

This episode breaks down how Jay Conner rebuilt his real estate business after a bank cut off his line of credit, and how that setback led him to private money. He and Neal Oates, Jr. focus on the mindset, relationship-building, and education required to attract funding instead of chasing it. Jay shares practical lessons on private money versus hard money, why ordinary people can become lenders, and how trust and stewardship shape his approach to business and faith. Key Topics In this episode: Jay explains how a 2009 bank shutdown forced him to stop relying on institutional lending and build a private money system. We discuss the difference between private money and hard money, including how private money is direct between borrower and individual lender, while hard money usually involves a broker or institutional structure. Jay shares why the first step is “owning the real estate between your ears” and leading with mindset before tactics. We discuss why he does not chase lenders, sell deals, or persuade people, and instead teaches ordinary people about the opportunity first. Jay explains how he raised money from 47 private lenders over time, including retired teachers, law enforcement, and even minors who inherited funds. He shares a specific example of turning a $250,000 conversation into $500,000 with Wayne and his wife by focusing on education and trust, not pitching a deal. We discuss the idea of “relationship capital” and why asking for help works when trust already exists. Jay talks about the role of faith, stewardship, and servant leadership in business, including why “enough is never enough when it’s not about you.” He outlines how his local real estate business stayed focused in two North Carolina counties while his coaching and speaking brand grew nationally through Zoom, books, and conferences. Jay closes by emphasizing that implementation, not knowledge alone, creates results. Notable Quotes “The number one is the most dangerous number in any business.” “You are already approved.” “Implementation of knowledge is power.” Action Items Revisit how dependent your business is on one bank, lender, or funding source. Lead with education before asking for capital. Build relationship capital before you need money. Focus on ordinary people with “lazy money” instead of assuming you need wealthy investors. Separate the conversation about the opportunity from the conversation about funding a specific deal. Apply one idea from the episode immediately instead of just collecting information.
