[…] You know, multifamily, there is not a decrease in demand that's related to the business cycle like there are in other types of commercial real estate. But coming, you know, as a result of COVID, we had you know, capital that became essentially, you know, free or very low cost. We had an enormous amount of, uh, relocation around the country, which temporarily, you know, impacted, uh, the supply and demand of, in all of these markets, you know, where people were, these growth markets across the Sunbelt where people were moving into. And then, you know, you had the, um, You know, the eviction moratoria, which I think had a big impact on it, that folks really weren't thinking about at the time in a meaningful way, you know, that took a lot of units off market for a short, for a temporary period of time, which made things, which made those markets look like they were stronger than they probably were, which then led to more development in those markets.
