[…] Some underwriters still count an approved assessment even after it is paid off. So ask before you count on the payoff helping your DSCR ratio. So here's the check. Four numbers before you make an offer. One, rent. Ask your lender which rent figure it uses. Pull three leased comps and run the ratio three ways. Lender rent, your rent, and your rent minus a vacancy month. Two, taxes. Call the assessor, rebuild the tax line at your purchase price, and ask the lender to qualify you on that figure.
