Jacob Blackett on Timing Markets and Scaling Capital
While everyone else was raising capital in 2019, Jacob exited his entire portfolio. Here's why that move looks genius now.
Origin story matters: A late-night infomercial + Think and Grow Rich changed everything. Desperation at a Walmart warehouse was the real fuel.
Focus on control, not prediction: Jacob doesn't time markets with crystal balls—he asks "what can I control right now?"
Build what you need: Every product (Syndication Pro → SponsorCloud, fund-of-funds, Holdfolio) came from solving his own problems first.
Market timing is still possible: He's deploying capital in Tampa and Louisville multifamily right now while others wait; these deals will likely be "the killers" in hindsight.
Compliance + community = competitive edge: SponsorCloud's free community and integrated compliance tools beat generic AI advice on the nuances that matter.
[0:00] Jacob's journey from Reno to Indianapolis and the infomercial that sparked everything.
[1:09] Early real estate hunting in the Midwest using primitive internet tools like early Street View and Zillow.
[5:07] First deal: Bought a property for $15,000 (listed at $40K), flipped it same day on Craigslist for $19,000.
[9:12] How Jacob timed the market perfectly, not through prediction, but by focusing on what he could control right now.
[11:32] Launched Syndication Pro in 2019 to solve his own capital-raising problem, which became a goldmine for others.
[13:35] Strategic exit from operating: Sold entire portfolio 2019-2021, transitioned to fund-of-funds model.
[15:48] How the fund-of-funds structure freed him up operationally and kept capital efficient.
[18:37] SponsorCloud rebrand: From "Syndication Pro" to a full enterprise platform solving every pain point in capital raising.
[27:51] Why SponsorCloud rebranded and the evolution from simple syndication software to comprehensive capital-raising ecosystem.
[31:55] The game-changing Equity Trust API integration, still the only platform that makes IRA investor flows seamless.
[35:34] Holdfolio (his fund-of-funds vehicle): Currently 60 active investments, staying disciplined in tough market.
[37:39] Recent wins in Tampa and Louisville multifamily, timing the market when few others are buying.
[41:00] Free SponsorCloud community for fund managers and co-GPs looking to raise capital without upfront legal costs.
[45:35] Final thoughts: Humble beginnings, building what he needed, scaling to help 1,500+ sponsors representing $36B+ in capital.

Carl Icahn: The Forced Reckoning
Carl Icahn didn't buy stocks and hope. He bought control and forced reckonings. TWA 1985: $420M for 50.3% stake at $24/share. Company losing $140M annually. He saw a route network worth $445M embedded in operational dead weight. Sold London routes to American for $445M. Made back his entire investment on a single asset sale. Apple, Netflix, Herbalife: same thesis across four decades. The market prices consolidated companies. Icahn prices the pieces. For real estate investors today: office with land value underneath. Portfolios bundled with mixed performers. Capital trapped in risk-averse management. What's valuable being ignored? Where should pieces be separated? The Icahn playbook doesn't expire.

Liability Insurance Is Now Your Biggest Cost
Liability insurance premiums are up double digits across the board with operators seeing 15-25% increases year-over-year. For a 50-unit multifamily, that's $5-10K extra annually. For 100 units, $15-30K. Lawsuit frequency is accelerating. Eighty thousand slip and fall lawsuits per year nationally with average settlements of $15-20K, six figures for serious injury, seven figures for pattern negligence. Insurance carriers are hardening underwriting and refusing renewals on older buildings and prior claims. Some properties getting quoted at 300-400% of prior year rates. Older stock built pre-2000, high-litigation jurisdictions (CA, NY, FL), and properties with prior claims history getting hit hardest. New owners inherit old claims and get flagged as higher risk. This is structural. Medical inflation isn't reversing. Attorney contingency models aren't going away. Litigation expectations have reset higher. Most operators underwriting on last year's insurance costs. When they close, real numbers are 30-50% higher. Lock in multi-year coverage, budget aggressively for escalation, and get insurance pre-screening before committing to deals.
