Ever wonder what really happens behind the scenes in your HOA? I’m Leslie Alvarez, and after 28 years in the community association world, I’ve seen it all—wild complaints, boardroom drama, and situations so crazy you won’t believe they’re real.
Each episode, I share true (anonymous) stories from the front lines, reveal what homeowners and board members misunderstand most, and sprinkle in some hard-earned wisdom along the way. It’s funny, real, and eye-opening—because in the world of HOAs, the truth is stranger than fiction.
October 27th. The book is out. In this special launch day episode, Leslie Alvarez talks about who Confessions of an HOA Manager was written for — the new manager sitting in their car in the driveway trying to decompress, the veteran who has carried more than they were ever asked to carry, the board member who genuinely wants to lead well but has never fully understood what their manager’s day actually looks like, and the homeowner who never knew what was happening on the other side of the email they sent. Stories close gaps. And this book was written to close the biggest one in this industry. Today is the day it gets to start doing that work.Confessions of an HOA Manager: Rules, Residents, Ridiculous Moments, and Real Lessons: Alvarez, Leslie: 9781955533638: Amazon.com: Books (https://www.amazon.com/Confessions-HOA-Manager-Residents-Ridiculous/dp/1955533636/ref=sr_1_1?crid=TYOM4D67X3IN&dib=eyJ2IjoiMSJ9.p_8ewnyTIlO9Up5TjYuGtj48W-qKOjwdE68qLYFdKk6QCSfaEVOg7kPHnp8NCc95DnEOj7fD1wuU_EbanQSDrxrLn9nhcuQngkAMlYMmLBJ9_IP3Q6WfemYOamMvEax5.L_gYhS8R6ABn5B3yozt0tTzaXXbOaKOSBBLqMtbwqyk&dib_tag=se&keywords=confessions+of+an+hoa+manager&qid=1792590511&sprefix=confessions+of+an+hoa+manager%2Caps%2C173&sr=8-1)

It's Almost Go Time!
Leslie took last week off. And she is not apologizing for it. But she will tell you what she was doing — getting a book ready to launch. On October 27th, Confessions of an HOA Manager officially launches, and in this short solo episode Leslie talks about why she wrote it, who it is for, and what she hopes it does for the people who read it. For the manager who needs to know they are not alone. For the board member who wants to truly understand the person they hired. For the homeowner who has ever gotten a violation letter and assumed the worst. This one is personal. And it is almost time.Confessions of an HOA Manager: Rules, Residents, Ridiculous Moments, and Real Lessons: Alvarez, Leslie: 9781955533638: Amazon.com: Books (https://www.amazon.com/Confessions-HOA-Manager-Residents-Ridiculous/dp/1955533636/ref=sr_1_1?crid=26QQIAZSRD75T&dib=eyJ2IjoiMSJ9.p_8ewnyTIlO9Up5TjYuGtj48W-qKOjwdE68qLYFdKk6QCSfaEVOg7kPHnp8NCc95DnEOj7fD1wuU_EbanQSDrxrLn9nhcuQngkAMlYMmLBJ9_IP3Q6WfemYOamMvEax5.L_gYhS8R6ABn5B3yozt0tTzaXXbOaKOSBBLqMtbwqyk&dib_tag=se&keywords=confessions+of+an+hoa+manager&qid=1792443102&sprefix=%2Caps%2C145&sr=8-1)

The Money is Gone----it didn't have to be
There have been several recent news stories lately about theft in the property management industry. Check washing. Money order fraud. Cash payments that never made it into the association's account. And every time a story breaks, people are shocked. Outraged. Asking how this could happen. In this solo episode, Leslie Alvarez is asking a different question — why wasn't it prevented? Because in many of these cases, the management company made the recommendation. Stop accepting cash. Move to electronic payments. Implement proper financial controls. And the board pushed back. And the management company gave in. And the money walked out the door. Leslie is not here to excuse the people who stole. Theft is theft. But accountability does not belong to only one party in this story. This episode is for every board that has ever argued against modernizing their payment systems — and every management company that has ever given in when they shouldn't have.
