And so I don't know everything about the tax code, but I do know a lot about those few pages that talk about depreciation. And so the accounting degree has really helped me being able to explain these numbers to clients and help them understand the value of cost segregation and whether whether or not it makes sense. Cost segregation does not make sense for everybody who owns real estate. You know, first of all, your building has to be a good candidate.
