[…] I'm not giving tax advice here, but depreciation creates a non -cash loss. That's right. That in a partnership structure would get passed through to the ultimate beneficial owner. That beneficial owner, to the extent they have other qualifying income, generally passive or private K1 income, they would be able to utilize that loss to offset their income, therefore reducing their current year tax liability. Or future years, if you carry it forward. Oh right, if there's no, you're saying if you don't have enough income today, you still get the loss, you just carry it forward. I believe depreciation is a phenomenal benefit of investing in real estate. […]
