Episode 7 -Design and Build Therapy

Lizzie and Joe’s Design and Build Therapy - Episode 7: “Help! How to consider my budget for a building project and how to plan my cashflow?” Who - Lizzie Fraher & Joe Fraher Description - Lizzie and Joe are a husband and wife pair of Architects who run Fraher & Findlay - an architecture, build and joinery company in South London, and have been designing and building projects together for the past 15 years. Lizzie is a featured Architect on BBC2’s building show - “Your Home Made Perfect”. In the design and build industry, one of the biggest challenges is budgeting. Many people struggle to understand and manage their building costs due to the significant variability in what professionals charge. This variation often stems from differences in service levels and is a crucial aspect that is frequently overlooked. Understanding Skilled Labour: What exactly is skilled labour, and why does it represent a hidden cost in construction? Can you identify the two main categories of labour that impact your budget? What is OPA? What does OPA (Overhead, Profit, and Administration) mean, and how can it affect your building project costs? Budgeting for a Building Project: Initial Steps: How can you effectively start budgeting for your project? Are there guidelines or templates that can help you structure your costs? Variables in Small-Scale Projects: What key factors should you focus on for smaller projects? How can you use detailed estimates to adjust for unforeseen variables? Why the Lack of Transparency? Why is there often a lack of transparency about building costs in the UK? How does cultural reluctance to discuss money affect your understanding of project costs? Managing Your Budget and Cashflow: Preparing Your Budget How can you create a comprehensive budget that covers all anticipated costs? What should you include to get a realistic view of your total expenditure? Contractor Cashflow: Why do so few contractors provide a detailed cashflow for projects? Should you insist on this information to better manage your finances and ensure smooth project execution? Summary: How can you develop a long-term financial plan for your project? Who should you consult to get accurate build estimates? What approach should you take to budget effectively, and what key questions should you ask? How can you stay on top of essential project elements? Q&A: How to Avoid a Highly Glazed Room Overheating? To prevent overheating in a highly glazed room: Avoid south-facing glass installations that receive intense sunlight. Consider solar shading solutions, such as overhanging roofs (minimum 300mm projection) or pergolas with vines for natural shading. Use brise soleil (fixed shading devices) to manage heat on windows. For existing spaces, enhance ventilation or use air conditioning to maintain a comfortable temperature.aptivating, grounded and concise. When should you bring them on board? Expanding Your Team for Larger Projects What additional experts might you need? How do their roles contribute to your project's success? The Architect's Role in Team Building How can an architect help assemble the right team? What if you're not using an architect? Spotlight on Key Consultants: Structural Engineers When do you need one, and what do they do? Is a structural engineer always necessary? Building Control Consultants What's their role in light of The Building Safety Act? Party Wall Surveyors When are they required, and how do you find one? CDM Consultants What's their role in managing health and safety? Planning Consultants How can they help with challenging planning environments? Quantity Surveyors How do they assist with project costing? MEP Engineers What's their role in your project? Practical Advice: How consultants typically charge their fees Why investing in consultants can save you money in the long run Tips for selecting the right consultants for your project Bonus Section: We'll also discuss the pros and cons of sliding pocket doors and how to implement them effectively in your design. Homework: If you are working on a building project: When working on a building project, consider the professional associations of each consultant to understand their deliverables and qualifications. If you have a preferred contractor, they may have a team of professionals such as structural engineers and building control consultants. Before finalising, make sure that they have the necessary chartership and recommendations. Also, confirm that they have experience in projects similar to yours, whether residential or commercial. Q&A Sliding pocket doors, are they any good? Do they work? When do you use them? How do you implement them? You need to select the appropriate system for them. A cheap system would not be reliable. The sliding gear system, soft glaze, and frame system are all robust and of good quality. The door leads are efficient in terms of space, aesthetically appealing when concealed within their pocket, and do not obstruct the view from one room to another. Episode 2 - Design And Build Therapy.

Lizzie and Joe’s Design and Build Therapy - Episode 2: Help! How to look at my existing spaces and assess/understand what I have? I have no idea what condition my house is in and I don’t know what problems I am potentially facing. Who - Lizzie Fraher & Joe Fraher Description - Lizzie and Joe are a husband and wife pair of Architects who run Fraher & Findlay - an architecture, build and joinery company in South London, and have been designing and building projects together for the past 15 years. Lizzie is a featured Architect on BBC2’s building show - “Your Home Made Perfect”. In this second episode, Lizzie and Joe discuss how by learning to understand your existing building and spaces you can become better equipped with finding solutions to your spatial problems. These can be split into two categories of assessment; practical and emotional. They also discuss how to maximise light if you are undertaking a bungalow extension. Practical steps to consider: Measured or structural surveys including asbestos surveys for properties built before 1990. Checking for receipts/records of previous works on your property. Speak with your neighbours! The potential gains from ‘opening up works’ on site. Hear Joe’s Top 5 issues that occur with renovation works. Emotional perspective: Determining the character of your space. How living in the space before renovation will help you to understand it better. Do you really need that extension or are there better ways to maximise the space you already have? Be clear on what works with your space as well as what doesn’t. Pay attention to the sun! Home work: Using the points raised above try to diagnose what you really have in a space - don’t think about the solutions, just what is actually there? Prioritise the elements that are most important to you for your project. Compare lists with your partner (or whoever else you share the space with, children included!) to see how similar/different your thoughts about the space are. Quick Tips: Research whether your council has a Fast-track planning application process. In certain London boroughs this can narrow planning application time from around 9 months to 1 week. Your local council planning portal should hold information on all applications submitted on your street/ in your area and their success, this can be invaluable when submitting your own application.
