Who Is Builders Concierge Group? More Than a Real Estate Team

What makes Builders Concierge Group different from a traditional real estate team? It starts with seeing what a property could be, not just what it is today. In this episode of Dirt Secrets, Amanda Wood and Kim Griffin explain who they are, what they do, and why their approach to real estate goes beyond simply listing homes. With deep experience in new construction, custom infill, teardown-and-rebuild projects, and strategic renovations, they help connect builders, sellers, buyers, and land opportunities. They share how they use hyperlocal market knowledge, buyer feedback, and a new-construction perspective to help determine a property's highest and best use. From identifying homes with great bones that deserve a thoughtful renovation to helping builders design homes that fit the needs of buyers in a specific neighborhood, their goal is to make smarter decisions before time and money are spent. They also explain why every open house can be a free focus group, why kitchens, garages, and primary closets deserve special attention, and how sellers considering renovations may be able to unlock more value instead of selling as-is. If you're a builder looking for land or development guidance, a homeowner considering a renovation before selling, or a seller who wants to understand a property's full potential, this episode explains how the right strategy and local expertise can make a difference. 🔔 Subscribe to Dirt Secrets and follow Builders Concierge Group for more real estate insights, new construction updates, and behind-the-scenes content: 👉 Website: buildersconciergegroup.com (http://buildersconciergegroup.com) 👉 Youtube: www.youtube.com/@DirtSecretsPodcast (http://www.youtube.com/@DirtSecretsPodcast) 👉 Facebook: https://www.facebook.com/bcghomesfl (https://www.facebook.com/bcghomesfl) 👉 Instagram:https://www.instagram.com/buildersconciergegroup (https://www.instagram.com/buildersconciergegroup) 00:00 — Welcome to Dirt Secrets 00:48 — Who Is Builders Concierge Group? 02:15 — Land, Teardowns & Strategic Renovations 04:05 — What Does the “Concierge” Approach Mean? 05:35 — Designing Homes Around Real Buyer Needs 07:15 — The Features Buyers Care About Most 08:40 — Why Every Open House Is a Free Focus Group 10:00 — Why Builders Need to Listen to Buyer Feedback 11:15 — Why New-Construction Expertise Matters 12:45 — Testing New Ideas in Infill Development 14:00 — Who Is the Ideal Client for Builders Concierge Group? 15:20 — Renovations That Could Help Sellers Get More Value 16:35 — Where the Team Specializes in Central Florida 18:05 — What Makes Builders Concierge Group Different? 18:35 — Final Thoughts & Dirt Secrets Outro 19:04 — End The big takeaway: A property's true value isn't always obvious at first glance. Rising Interest Rates: Should You Buy Now or Wait?

Interest rates are rising, but does that mean you should wait to buy? In this episode of Dirt Secrets, Kim and Amanda break down what rising mortgage rates actually mean for buyers, sellers, builders, and real estate agents in the Central Florida market. Instead of reacting to national headlines, they look at the numbers behind the Orlando market, builder incentives, cash on hand, home prices, inventory, and the bigger picture buyers need to understand before making a decision. The key isn't simply getting the lowest possible interest rate. It's understanding the entire cost of the deal and figuring out where your money works best. Enjoyed this episode? In this episode of Dirt Secrets, Kim and Amanda introduce you to three members of the Builders Concierge Group team: Marquita Shiever, Thomas Mackay, and Shana Garland.
