[…] So it's not really a mortgage, but it's more a contract or a financing arrangement. Yeah, absolutely. So I guess to be a little bit more precise in the phraseology, so from a definitional standpoint, it's called a home purchase plan. that is how it's defined within the regulatory framework and what that refers to is in islamic finance parlance it's called a diminishing musharaka which translated just means a co-ownership arrangement of a particular asset alongside a gradual sort of buyout of one share of that asset by the other party so in the context of home financing transaction it effectively means a provider and a customer jointly purchasing a property in proportion to the funds that they're putting down on day one and the customer gradually buying out the provider's share of the property The reason, you know, often many practitioners will use the term Islamic finance or Islamic mortgage quite loosely is because ultimately the arrangement is still secured by a legal mortgage.
