   9. Tacoma Gay or Seattle Gay?

Are Guy and Wil actually Tacoma gays… or have they secretly been Seattle gays this whole time? In Episode 9 of Gaygents of Pierce County, we’re answering the least important question facing Western Washington with an entire episode of rapid-fire this-or-that. Historic Tacoma Craftsman or modern Seattle condo? Point Defiance or brunch? Gym or hiking? Neighborhood bar or big night out in Seattle? Drive, Uber, Sounder or Link? Farmers market or Costco? Along the way, we talk housing, dog-dad life, nightlife, commuting, fitness, Pacific Northwest quirks and the very specific choices that apparently reveal whether you belong to Tacoma, Seattle… or somewhere in between. By the end, we may have discovered the truth: maybe we’re just PNW gay. Listen in and tell us — are you Tacoma gay or Seattle gay?

   8. Moving to Tacoma: What Nobody Tells You About the South Sound

What happens when you leave Alaska and start over in the South Sound? In Episode 8 of Gaygents of Pierce County, Wil looks back on relocating to Washington and the things that surprised him most, from Tacoma's cost of living and traffic to “the mountain is out,” the Seattle Freeze, Pride flags, ferries, outdoor culture and having seemingly everything within 15 minutes. Guy grew up here. Wil absolutely did not. So we're comparing what locals consider completely normal with what stood out immediately to someone arriving from somewhere very different. We also get into housing, apartment costs, house hacking, choosing where to live when you're relocating, EV ownership and what Wil wishes he had known before making the move. Whether you're considering Tacoma, Pierce County or the greater South Sound, or you've lived here long enough to forget how weird we are, this one's for you. Gaygents of Pierce County is hosted by Guy Maughan and Wil Fernandez, two gay Realtors talking real estate, community, life and the places we call home in Tacoma and Pierce County.

   6. Think You Can't Afford a Home? Ask First. | Tacoma First-Time Buyer Myths

Think you need 20% down and a giant savings account before you can even think about buying a home? That assumption may be keeping you on the sidelines before you've ever explored your options. In Episode 7, Guy and Wil break down some of the biggest myths surrounding homeownership in Tacoma and Pierce County—from down payments and earnest money to closing costs, seller concessions, VA financing and down-payment assistance. They also get into the question that matters more than any headline: does buying actually make sense for YOU? Whether you're a first-time buyer, haven't owned in years, or have simply assumed homeownership is out of reach, this episode is about getting informed before disqualifying yourself. Because sometimes the first step toward buying a home isn't saving another $20,000. It's asking the question. Program eligibility, funding, loan terms and availability can change. Talk with a qualified lender and appropriate financial professionals about your individual circumstances.

   5. The Masks Gay Men Wear, Code-Switching, Clients & Authenticity

How many versions of yourself do you move through in a single day? In Episode 5 of Gaygents of Pierce County, Guy and Wil explore the masks we wear as gay men, real estate professionals, business leaders, friends, dog dads and members of our community. They open up about code-switching around clients, quietly scanning a room for safety, separating friend groups, hiding when things are not okay and feeling pressure to remain calm and confident when life, or a real estate transaction, goes sideways. The conversation moves from rainbow polos and unexpectedly revealing socks to deeper questions about faith, worthiness, scarcity and the belief that our value depends on how well we perform. Can professionalism and authenticity coexist? Are different sides of our personalities masks, or are they all genuine pieces of who we are? And what changes when we stop waiting for permission to be ourselves? This is a personal conversation about finding your people, building trust and choosing to show up authentically, even when years of conditioning tell you to filter yourself. Gaygents of Pierce County is hosted by Guy Maughan and Wil Fernandez, two gay Realtors living, working and building community in Tacoma–Pierce County, Washington.

   4. Our Seattle Pride Recap: First Pride, Dating Drama & LGBTQ+ Life in Tacoma

Wil went to Seattle Pride for the first time—and it was nothing like he expected. Instead of feeling like he was making a statement, Wil found himself surrounded by thousands of people celebrating, connecting, and showing up authentically. For the first time, Pride simply felt normal. In Episode 4 of The Gaygents of Pierce County, Guy and Wil unpack Wil’s full Seattle Pride weekend, including an unexpected night at the Cuff Block Party, meeting someone, a next-day date, and an abrupt introduction to the Seattle dating freeze. Guy also shares why his own Pride weekend looked completely different this year, how dating influenced his decision to slow things down, and why Pride does not always have to mean staying out until 3:00 in the morning. The conversation expands into: • Why Pride can feel so powerful for people who have spent their lives feeling different • The importance of safety, authenticity, and LGBTQ+ community • The different experiences and identities represented within the queer community • What makes Tacoma Pride special • Some of Guy and Wil’s favorite community events around Pierce County • LGBTQ+-friendly neighborhoods and communities throughout Tacoma • Why Tacoma can be a place to build community, family, and equity Whether you have attended Pride for years, are considering going for the first time, or are still looking for a community where you feel accepted, this episode is for you. 3. Is the American Dream Dead… or Just Different?

In this episode of Gaygents of Pierce County, Guy and Wil ask the big question: is the American Dream dead, or does it just look different now? From first-time homeownership to buying a second home, house hacking, affordability, debt, down payment assistance, and what it means to build wealth through real estate, this conversation gets personal fast. Guy shares where he is in the process of preparing to buy his first home, while Wil reflects on buying his first property, using homeownership to create financial breathing room, and what his next chapter could look like. They also talk about what the American Dream looks like through an LGBTQ+ lens, why representation matters in real estate, and how homeownership can still be possible even when the path looks different than the traditional white-picket-fence version. Whether you are dreaming of a Tacoma townhome, a Pierce County starter home, a condo in the city, or simply trying to figure out if buying is even realistic, this episode is for you.
