[…] And what we found is the vast majority of the increase is due to exposure change and not necessarily due to the hazard changing. So if you think of a place like Dallas-Fort Worth, there's maps you can look at for what the Dallas-Fort Worth metropolitan area looked like, say, 20 years ago versus what it looks like now. And just the amount of development there is in all of the land that used to be farmland, but is now, you know, very nice houses or commercial properties, the same hail storm that happened 20 years ago wouldn't have caused nearly the loss that it would cause now. So substantial component of this increase in loss for severe convective storm, but also wildfire is really just the change in exposure, because as we've seen also, there's additional development in the wildland urban interface in places like California, Colorado, and throughout the West.
