<p>This week, Matthias and Jordan stick up for the little property that could. They discuss how value-add real estate investment optimizes underperforming properties, bringing them up to “the bar” of what they should be earning, so looks, especially in the buying phase, might be deceiving. </p><p>That said, no matter a property’s beauty or level, they all have a market max, and reaching that is the goal. The key to value add is paying much less than that for the property and maximizing it in the current market, rather than a market to come.</p><p>The properties have ceilings and roofs and there are bars everywhere, apparently.
