Welcome to your market update in Halifax for September 2026!
Few things that have really caught my eye.
1.) For the first time in 7 YEARS Halifax is now officially in a balanced market. What does that mean? Buyers pay fair market value for homes.
2.) Since January 2026 Halifax has gone from 2.1 months of inventory to 4 months of inventory, it's almost doubled the amount of inventory in 9 months.
3.) Halifax started the year off with 866 homes for sale in January 2026, as of October 1st there are now 1554 homes for sale in Halifax. It's almost doubled in 9 months!
4.) The average listing needed 11 viewings to receive an accepted offer. (An increase of 10 from August 2026.)
5.) The average listing had 4 viewings in September 2026. (The same as August 2026.)
To summarize this, if you're thinking about selling you're home in Halifax, it has not been this hard for 7 years.
For buyers, congratulations, you guys have options and leverage in negotiations again.

Episode 105: The Market is Cooling, & Buyers Know It! W/ Matt Legatto
Here's the headline, the Halifax real estate market and all of Nova Scotia is clearly cooling, and buyers know it!
There's more options for them to see, there's far more variables that they can assess when looking at your home, and they are using that leverage in negotiations to get themselves the best deal possible. And rightfully so.
How it's been for our listings and the activity we've seen from buyers for our teams listings this September. How it's been navigating a slower market with buyer clients who have choices, and what conversations we're having in today's market.
& finally why we seem to have so few buyers in the real estate market compared to the last few years.
