How to Prepare Your Real Estate Business for Q4 in a Tough Market - Episode 48
Her Purpose Women Podcast Erin Glenn & Ruthie Graham - 🤍 Connect With Her Purpose How to Prepare Your Real Estate Business for Q4 in a Tough Market Real estate is hard right now. Interest rates are high, homes are staying on the market longer, sellers are adjusting to a different market, and buyers are asking for more concessions. So how do we enter the fourth quarter without allowing the market to make us frantic, fearful, or driven by scarcity? In this episode of the Her Purpose Women Podcast, Erin and Ruthie talk about how to finish the year faithfully—not frantically. Instead of focusing only on what is difficult in the market, they discuss how to stay visible, serve your sphere, create value, and most importantly, keep God at the center of your business. 🤍 It's a Different Real Estate Market The current market requires a different strategy. Higher interest rates, increased days on market, changing seller expectations, and buyers asking for closing costs and rate buydowns are creating challenges for both agents and clients. Sellers may need to adjust pricing expectations, while buyers may have more negotiating power than they have had in recent years. That doesn't mean there aren't opportunities. In fact, buyers may be able to negotiate concessions, repairs, upgrades, and other terms that weren't realistic in a hotter market. The key is learning how to help your clients navigate the market instead of allowing the market to dictate your emotions. 🤍 Don't Let a Tough Market Make You Frantic When business slows down, it's easy to start operating from fear. You may feel like you need to chase every lead, say yes to everything, buy more leads, post more content, or desperately find your next transaction. But frantic isn't the goal. Faithfulness is. Colossians 3:23–24 reminds us to work wholeheartedly as though we are working for the Lord. Real estate can be messy and difficult. But if God has called you into this business, your work can still be an act of worship—even when the market isn't cooperating. 🤍 God Has Not Given You a Spirit of Fear 2 Timothy 1:7 says: "For God has not given us a spirit of fear and timidity, but of power, love, and self-discipline." A difficult market can quickly create a scarcity mindset. But fear doesn't have to determine your strategy. Instead, ask: What can I faithfully do today? You don't have to solve your entire fourth quarter in one day. You don't have to manufacture business. You can pray, seek God, serve people, and take the next faithful step. 🤍 Your Sphere Is Bigger Than You Think One of the most practical conversations in this episode is about sphere of influence. If you're thinking, "I don't have a sphere," you probably do. Your sphere can include: Friends and family Church Gym Hair and nail appointments Doctors and dentists Vendors Former coworkers School and children's activities Neighbors Past clients Social media connections Community relationships Erin shares how many of her transactions came from everyday relationships—including people she met through the gym, her dentist, mechanic, HVAC professional, church, and other community connections. You don't have to build relationships just because you want a referral. Know people. Love people. Serve people. Stay connected. 🤍 Stay Visible and Add Value Being visible doesn't mean you have to dance on social media or follow every trend. It means people should know that you're still in the business and that you are someone who can provide valuable real estate information. One strategy Erin shares is the Real Estate Review. Instead of simply sending a generic market report, she created a personalized analysis for her clients that included comparable properties, estimated value, a net sheet, investment information, and potential scenarios. It gave her clients something genuinely useful while keeping her connected to their real estate needs. She used this strategy as one of her primary relationship-building touches while building a $40 million annual business. 🤍 You Don't Need 70 Million Strategies There are countless ways to stay connected. Newsletters. Pop-bys. Handwritten notes. Phone calls. Texts. Voice messages. Video messages. Social media. Coffee meetings. Vendor lists. Prayer. The point isn't to do everything. Pick what fits you. Erin and Ruthie encourage listeners to identify the communication style that feels natural and use it consistently. If you're a texter, text. If you love voice messages, send voice messages. If you're comfortable sending video, send video. If you love handwritten notes, write notes. The goal is simply to remind people that you know them, care about them, and are available to serve them. 🤍 Sometimes the Best Follow-Up Isn't About Real Estate One of the most powerful ideas in the episode is that connection doesn't always have to be business-related. If you drive past a neighborhood and remember a client, send them a message. If someone comes to mind, reach out. If you see something they would enjoy, send it to them. If God puts someone on your heart, pray for them. You can even simply say: "You came to mind today. How are you doing?" Relationships become stronger when people know you're thinking about them as people—not just potential transactions. 🤍 Don't Forget Your Vendors A valuable vendor list can become an incredible resource for your sphere. Plumbers, contractors, landscapers, insurance agents, mechanics, cleaners, handymen, and other trusted professionals can make life easier for your clients long after the transaction closes. Erin shares how she maintains and updates her vendor list and sends it to clients throughout the year. It's another simple way to provide value without constantly asking for business. 🤍 The Work You Do in Q4 May Pay Off Later One of the most important reminders from this conversation is that the work you do in the fourth quarter may not result in a fourth-quarter closing. That's okay. Relationships take time. The conversation you have today may become a transaction six months from now. The person you encourage today may refer someone to you next year. The client you faithfully stay connected to may eventually decide it's time to move. You are planting seeds. Your job is to be faithful with the planting. God is responsible for the harvest. 🤍 Finish the Year Faithfully, Not Frantically Matthew 6:31–33 reminds us not to worry about what we will eat, drink, or wear, because our Father already knows what we need. That doesn't mean we sit back and do nothing. It means we work from trust instead of fear. As you enter Q4, ask God: "What do You want me to focus on?" "Who do You want me to serve?" "Who do You want me to reach out to?" "What is my one faithful next step?" Don't try to do 70 things. Pick one thing. Be faithful. Stay visible. Love your people. Serve with excellence. And trust God with the provision. 🤍 Q4 Challenge What's ONE thing you're going to focus on with God in the next quarter? Share it in the comments and encourage another woman who may be navigating a difficult market right now. Let's rally around one another with love, support, and prayer—and remember that our businesses don't have to be built from fear. They can be built from faith. 📖 Scriptures Mentioned Colossians 3:23–24 2 Timothy 1:7 Matthew 6:31–33 🤍 Connect With Her Purpose 🌐 Website: https://herpurposewomen.com/ (https://herpurposewomen.com/) 📸 Instagram: https://www.instagram.com/herpurposewomen/ (https://www.instagram.com/herpurposewomen/) 👥 Join the Her Purpose Facebook Group: https://www.facebook.com/groups/759665260000019 🤍 Connect With Erin Glenn 📸 Instagram: https://www.instagram.com/erinjglenn/ (https://www.instagram.com/erinjglenn/) 📘 Facebook: https://www.facebook.com/erinjglenn (https://www.facebook.com/erinjglenn) 📧 Email: erin@glennsdens.com 🤍 Connect With Ruthie Graham 📸 Instagram: https://www.instagram.com/aiken_realestate/ 📘 Facebook: https://www.facebook.com/ruthie.graham.16 (https://www.facebook.com/ruthie.graham.16) 📧 Email: ruthie@movetoaikensc.com

Should You Open Your Own Real Estate Brokerage? - What Agents Need to Know First- Episode 47
Her Purpose Women Podcast Erin Glenn & Ruthie Graham - 🤍 Connect With Her Purpose Should You Open Your Own Real Estate Brokerage? What Agents Need to Know First At some point in your real estate career, especially when you become successful, you may start asking yourself: "What's next?" Maybe you should start a team. Maybe you should become a coach. Maybe you should open your own brokerage. But before you automatically move into the next level of success, have you stopped to ask why? In this episode of the Her Purpose Women Podcast, Erin shares her firsthand experience of building and owning a real estate brokerage that grew to 75 agents, two buildings, and roughly a closing a day. Looking back, she shares the questions she wishes she had asked before making that decision—and why she would approach it very differently today. This conversation is about more than whether you can open a brokerage. It's about whether you should, what it will actually cost, and whether the decision aligns with the life God has called you to build. 🤍 Start With the Why Erin admits that she opened her brokerage after only one year in real estate. She had been highly successful, with around 24 closings in her first year, and she had discovered that she was capable of building something of her own. But success can create its own temptation: "If I can do this, what else can I build?" The desire to create, lead, and help other agents succeed isn't necessarily wrong. In fact, Erin believes many brokerage owners begin with a genuine desire to help people. The question is whether opening a brokerage is actually your assignment—or simply the next obvious step in the traditional real estate success path. 🤍 The Cost Isn't Just Money One of the biggest lessons Erin learned was that the true cost of owning a brokerage isn't simply the initial investment. It's time, money, responsibility, and emotional bandwidth. As the brokerage grew, so did the expenses. There were buildings, employees, bookkeeping, compliance, file auditing, marketing, technology, insurance, office management, recruiting, and countless other operational responsibilities. And the more agents you add, the more resources you need to support them. Revenue can grow while expenses grow right alongside it. 🤍 The Time Cost Can Be Even Bigger For Erin, the biggest cost wasn't ultimately the money. It was the time. While selling approximately $40 million of real estate per year, she was also managing a brokerage with 75 agents. Looking back, she realized there was very little margin. The brokerage became a part-time job on top of her full-time real estate business. And when you're trying to put God first and family second, that matters. Success isn't just about how much money you're making. It's also about what that success is costing you. 🤍 The Numbers Need to Make Sense One of the biggest mistakes Erin identifies is making a major business decision without fully understanding the numbers. She and her partners essentially looked at what they were already paying their brokerage and thought: "For that amount of money, we could build our own." But the calculation didn't include everything that would eventually be required. There are costs associated with supporting agents who aren't producing, providing technology and services, maintaining an office, hiring employees, handling compliance, and managing the business itself. The episode also discusses the reality that only a small percentage of agents reach cap levels and that a large portion of the business can come from a relatively small percentage of agents. That means simply recruiting more agents doesn't automatically create the profitability you might expect. 🤍 What About the Liability? There's another piece that doesn't always get discussed: responsibility. As a broker owner, you're responsible for much more than your own transactions. Compliance, file management, contracts, audits, technology, accounting, and the actions of the agents within your brokerage all become part of your world. That responsibility carries emotional weight. You aren't just building a business. You're carrying responsibility for other people's businesses as well. 🤍 Success Can Still Be Out of Order Perhaps the most personal part of this conversation is Erin's reflection on what success meant to her at the time. She realized that part of her desire to be a brokerage owner came from seeking recognition and proving her worth through business success. The title mattered. The recognition mattered. Being featured in magazines mattered. Meanwhile, her health, marriage, family, and personal life were suffering. From the outside, everything looked successful. On the inside, things were falling apart. That experience led her to a deeper understanding of alignment. Because you can build an impressive business and still be completely out of order in your life. 🤍 There Are Other Ways to Lead If your desire is to help other agents, opening a brokerage isn't the only way. You could coach. You could mentor one or two agents. You could create an accountability group. You could serve within an existing organization. You can help people grow without taking on the full responsibility of owning the infrastructure. The question isn't simply: "What can I build?" It may be: "What is God actually asking me to build?" 🤍 Pray Before You Say Yes This episode is not about saying that no one should ever open a brokerage. If God has called you to do it, you need to pursue that calling with wisdom and good stewardship. But before saying yes, understand the time, money, liability, responsibility, and emotional bandwidth required. Do your research. Talk to people who have actually done it. Study the numbers. Ask hard questions. And most importantly, pray. Ask God to open the right doors, close the wrong ones, and make your next assignment clear. Your next level doesn't always have to mean more responsibility. Sometimes God's invitation is to build differently. Sometimes it's to simplify. Sometimes it's to lead fewer people more deeply. And sometimes the most successful decision you can make is choosing a business that leaves room for your faith, your family, your health, and your life. 📖 Scriptures & Themes Mentioned Putting God first Stewardship Alignment Wisdom before making major decisions Prayer and discernment Time, money, and emotional bandwidth Building a business that supports the life you're called to live 🤍 Connect With Her Purpose 🌐 Website: https://herpurposewomen.com/ 📸 Instagram: https://www.instagram.com/herpurposewomen/ 👥 Join the Her Purpose Facebook Group: https://www.facebook.com/groups/759665260000019 🤍 Connect With Erin Glenn 📸 Instagram: https://www.instagram.com/erinjglenn/ 📘 Facebook: https://www.facebook.com/erinjglenn 📧 Email: erin@glennsdens.com 🤍 Connect With Ruthie Graham 📸 Instagram: https://www.instagram.com/aiken_realestate/ 📘 Facebook: https://www.facebook.com/ruthie.graham.16 📧 Email: ruthie@movetoaikensc.com

What Does the Bible Say About Your Identity in Christ? Episode 46
Her Purpose Women Podcast Erin Glenn & Ruthie Graham -🤍 Connect With Her Purpose If God were asked to describe you, would He use the same words you use to describe yourself? In this episode of Her Purpose Women Podcast, Erin Glenn and Ruthie Graham talk about identity, the words we speak over ourselves, and what happens when we allow diagnoses, past experiences, opinions, or negative thoughts to become part of how we define ourselves. As women, wives, moms, and business owners, we can carry a lot of labels. Sometimes those labels come from other people. Sometimes they come from our circumstances, our struggles, or even the way we have learned to talk to ourselves. But what does God actually say about us? Erin and Ruthie share personal stories about the labels they have carried and how God has been teaching them to recognize the difference between understanding how we are wired and allowing something to become our identity. In This Episode, We Talk About: 🤍 If God Were Describing You What words would God use to describe you? Would they be the same words you use when you talk about yourself? 🤍 When a Diagnosis Becomes an Identity Erin shares how her ADD diagnosis helped her understand how she is wired, but how phrases like "my brain is chaotic" and "I thrive in chaos" eventually became part of the way she identified herself. She talks about learning to use that information as a tool while choosing to work toward order, margin, and peace. 🤍 Understanding Yourself Without Using It as a Crutch Ruthie shares about her ADHD diagnosis and how she has chosen to use it as education—to understand how she works best and what environments may or may not work well for her—rather than using it as an excuse. 🤍 The Labels Other People Put on Us Ruthie shares how constantly hearing "dumb blonde" jokes when she was younger eventually affected the way she saw herself. She realized she had started behaving according to a label that was never true about who she was. 🤍 What Does God Say About You? Colossians 3:12 reminds us that we are God's chosen people, holy and dearly loved. Erin and Ruthie discuss how those truths do not line up with the negative labels we often place on ourselves. 🤍 You Are a Child of God 1 John 3:1 reminds us of the great love the Father has lavished on us and that we are called children of God. Erin and Ruthie reflect on what it means to let that truth shape our identity. 🤍 You Are a New Creation 2 Corinthians 5:17 says that if anyone is in Christ, the new creation has come. Erin shares how this has changed the way she thinks about her ADD diagnosis and her desire for a calm mind that remains creative. 🤍 Taking Every Thought Captive 2 Corinthians 10:5 teaches us to take every thought captive and make it obedient to Christ. The conversation explores how important it is to recognize negative thoughts instead of automatically accepting them as truth. The Four-Step Challenge 1. NAME IT What do you repeatedly call yourself? What negative label or feeling keeps showing up? 2. TRACE IT Where did that identity come from? Did it come from God, a family member, something someone said, your past, your circumstances, or something you have repeatedly told yourself? 3. TEST IT Is this an experience or circumstance, or is this actually what God says about you? 4. REPLACE IT Replace the old label with the truth. Instead of saying, "I live in chaos," Erin is choosing: "I live from a place of order. My mind is clear and free, and my mind remains creative." A Challenge for This Week Take some time to identify one name, label, or feeling you have been living under. Ask yourself: "If God were describing me, would He use this word?" Then begin replacing that label with what God says about you. You may need to write it down, pray about it, or take a walk and spend time with God. Ruthie also shares the idea of creating a personal prayer based on the truths Scripture gives us about our identity. You are chosen. You are holy. You are dearly loved. You are a child of God. What would change if you reminded yourself of those truths every single day? And if this conversation encouraged you, send this episode to one woman who may be living under a name that God never gave her. 🤍 🤍 Connect With Her Purpose 🌐 Website: https://herpurposewomen.com/ 📸 Instagram: https://www.instagram.com/herpurposewomen/ 👥 Join the Her Purpose Facebook Group: https://www.facebook.com/groups/759665260000019 🤍 Connect With Erin Glenn 📸 Instagram: https://www.instagram.com/erinjglenn/ 📘 Facebook: https://www.facebook.com/erinjglenn 📧 Email: erin@glennsdens.com 🤍 Connect With Ruthie Graham 📸 Instagram: https://www.instagram.com/aiken_realestate/ 📘 Facebook: https://www.facebook.com/ruthie.graham.16 📧 Email: ruthie@movetoaikensc.com
