About Homebuying Uncensored

The podcast you didn’t know you needed—but definitely should’ve had before you started house shopping. We’re serving up real-life stories from the homebuying trenches so you can dodge the messes, the meltdowns, and the mistakes that make people question their life choices. Our goal? Help you avoid disasters and make it through offer acceptance without needing a helmet (unless it’s new construction… then maybe keep the helmet). Already own a home? Don’t tune out. We’re talking about the joys of homeownership—aka the surprises, the chaos, and the “why is this happening now?” moments—and how to fix them or avoid them altogether. Thinking about becoming a landlord? (We said it. Out loud.) We’ll go there too. And yes, we even acknowledge that some people still rent—and that’s okay… we guess. Bottom line: if you want honest info, real stories, zero sugarcoating, and advice you can actually use, this podcast is for you. No fluff. No mortgage-speak. Just the good stuff.

Fires, Floods, and a Birthing Tub: The Wildest Claims a Public Adjuster Has Ever Seen

A Ferrari that catches fire on its own charger. A tree that falls on the wrong house. A birthing tub that floods a home. Public adjuster Melissa Sherwood is back to spill the craziest real claims she's ever handled—and the coverage lessons hiding inside each one. Fan favorite Melissa Sherwood of Panakio Adjusters returns to Home Buying Uncensored for a story-driven episode packed with real claims from her years as a public insurance adjuster. Brian and Mona kick things off by reminding listeners what a public adjuster actually does: represents the homeowner, not the insurance company, to make sure a claim accounts for every bit of damage—structural and personal property—and gets paid in full. From there, Melissa dives into some of the wildest losses she's worked. A Ferrari plugged into a faulty charger that caught fire and burned down a house (and somehow left a valuable frame behind). The surprising reality that smoking is still the number one cause of house fires. An elderly couple whose garage caught fire from a generator during a storm, and whose two-family home was hit by a tenant's cigarette just a month later. Melissa also clears up common misconceptions: hiring an unlicensed, unpermitted "electrician" doesn't get your claim denied, though the insurance company may pursue that contractor separately through subrogation. And when it comes to trees and storm damage, coverage follows where the damage lands, not where it came from, so a neighbor's tree falling on your house is your insurance's responsibility, not theirs. The episode wraps with easily the wildest story of the day: a client who gave birth at home in a birthing tub, which overflowed and caused roughly $20,000 in water damage. Equal parts hilarious and a genuine reminder that water damage claims can come from the most unexpected places. Pre-Approved vs. Pre-Qualified: Why Not All Pre-Approvals Are Created Equal

What if dating worked like mortgages, and you could get "pre-approved" before ever making an offer? Brian and Mona use that (very relatable) comparison to explain why a real pre-approval is the strongest move you can make before house hunting, and why most pre-approvals out there aren't actually what they claim to be. Brian and Mona kick off this episode with a lighthearted dating analogy: wouldn't life be easier if you could get "pre-approved" before asking someone out, so you'd know you're in the game before risking rejection? That's exactly the advantage a real mortgage pre-approval gives homebuyers when they go to make an offer on a house. From there, the two break down what it actually takes to get properly pre-approved—W-2s, pay stubs, bank statements, and photo ID—and why doing that legwork early means fewer surprises once you're under contract. They share some funny (and very real) stories from the underwriting trenches, including questions underwriters have asked about recurring Sephora charges and a client's monthly blood work being mistaken for a loan payment. The bigger point underneath the laughs: not all pre-approvals are the same. Some lenders only ask what a buyer thinks they earn without ever verifying income or reviewing bank statements, which makes it a pre-qualification, not a true pre-approval, even if it's marketed that way. Brian and Mona explain why a full, underwritten pre-approval carries far more weight with sellers and agents, and why it's worth asking your real estate agent who they actually trust before choosing a lender. What You Will Learn [00:00]  Introduction — meet your hosts and today's topic [00:24]  The "pre-approval for dating" analogy — and why getting pre-approved for a mortgage works the same way [01:36]  What documents you actually need for a real pre-approval (W-2s, pay stubs, bank statements, photo ID) [02:14]  Why getting your documents together early saves you headaches later [02:40]  Funny underwriter stories: mistaking spending habits and medical bills for recurring debt [04:16]  Not all pre-approvals are the same — pre-qualification vs. true pre-approval [04:39]  What makes a "hard" pre-approval stronger, and why it matters once you're under contract [05:50]  Why it's never too early to get pre-approved, and how to pick a lender your agent actually trusts Bios Mona Wong 23 years in the mortgage industry, from underwriting and operations to loan origination and business development. How NOT to pay for Closing Costs

Want to keep more cash in your pocket when buying a home without sacrificing your offer? In this episode, Mona and Brian unpack one of the most overlooked negotiation tools in real estate: seller concessions. Learn how savvy buyers use seller credits to reduce upfront costs, preserve their savings, and create more financial flexibility after closing. Many homebuyers focus exclusively on getting the lowest purchase price possible, but that strategy isn't always the smartest move. In this episode of Homebuying Uncensored, Mona and Brian pull back the curtain on one of the most powerful tools available to buyers during negotiations: seller concessions. They explain how seller concessions work, why sellers are often willing to offer them, and how a buyer can use these credits to cover closing costs, prepaid expenses, or even buy down their interest rate. Through real-world examples, they demonstrate why accepting a higher purchase price with a seller credit can sometimes be far more financially beneficial than negotiating a lower sales price. The conversation also explores how seller concessions can be used after a home inspection, the impact on first-time buyers, and the importance of involving both your mortgage professional and real estate agent before making negotiation decisions. If you're preparing to buy a home, this episode will help you think beyond price and understand how to structure a smarter deal.
