[…] However, some of it gets permanently lost because of what we see is a rising share of young adults who live on their parents' couch. That share of the last 20 years has gone from one out of 10 young adults to one out of five, and it's creeping higher still. So parents acting as involuntary landlords, households not forming. And if they never form, that demand is effectively lost. And that to me is the kind of the affordability issue right now. It's rental affordability, for sale affordability, and the lack of those households forming, because then that makes the long run issue that you mentioned 2030s worse. […]
