From Gramps Wynwood to the Fight for Virginia Key | Adam Gersten on Miami's Changing Hospitality Scene

What happens when the places that helped build Miami's culture start getting pushed out by the city's next wave of development? In this episode of Just the Tip, Felix Bendersky sits down with Adam Gersten, the entrepreneur behind the iconic Gramps Wynwood and the waterfront restaurant and bar Gramps Getaway on Virginia Key. For years, Gramps was more than just a bar. It was a gathering place for Miami's creative community, known for live music, comedy, events, and an atmosphere that felt distinctly local. Now, Adam is bringing that same spirit to Virginia Key, where he's navigating an entirely different set of challenges. Felix and Adam get into the realities of running a hospitality business in Miami, from rising costs and complicated real estate deals to the pressure of keeping a business alive while the city changes around it. But this conversation goes well beyond restaurants and bars. Adam shares his perspective on the proposed Virginia Key marina development, the controversy surrounding the property's long-term future, and why he believes the community deserves a voice in decisions that could reshape one of Miami's most unique waterfront destinations. With a background in law and experience serving on Miami's Planning and Zoning Board, Adam brings an interesting perspective to the intersection of hospitality, real estate development, local politics, and community preservation. It's an honest conversation about entrepreneurship, the personal toll of running a business, and what Miami risks losing when development moves faster than the communities that made its neighborhoods special. Adam Gersten's journey from law school to becoming a Miami hospitality entrepreneur The story behind Gramps Wynwood and its influence on Miami's music, nightlife, and creative communities Why Adam transitioned to Gramps Getaway on Virginia Key The challenges of operating a waterfront restaurant and bar in Miami The proposed Virginia Key marina development and the controversy surrounding its future The discussion around Referendum 3 and what it could mean for Virginia Key Why community involvement matters in major real estate and development decisions Balancing economic growth with environmental protection and local culture The financial, emotional, and mental pressures of restaurant ownership What Miami's hospitality industry needs to survive its next chapter A successful hospitality concept can become an important part of a city's cultural identity. Real estate decisions don't just affect property owners. They shape the businesses, communities, and experiences that make neighborhoods unique. Growth and development need to be balanced with environmental responsibility and community input. Running a restaurant or bar requires resilience that most customers never see. Preserving Miami's character means thinking beyond short-term development opportunities. Is Miami growing at the expense of the businesses and communities that made it special? From Wynwood's transformation into a major entertainment district to the ongoing debate over Virginia Key's waterfront, Adam and Felix explore a question facing cities everywhere: how do you make room for progress without losing what made a place worth visiting in the first place? And for the entrepreneurs caught in the middle, what does it take to keep going? 🎧 Subscribe to Just the Tip for conversations with the entrepreneurs, restaurateurs, developers, and hospitality leaders shaping Miami's future. 👇 Comment below: Is Miami doing enough to protect its local businesses and cultural spaces as the city continues to develop? 🔥 In This Episode:🧠 Key Insights🗣️ The Bigger Conversation🔎 SEO / AI Search Keywords

The Man Behind Miami’s Most Iconic Bars | Dan Bink on Purdy Lounge, Sweet Liberty & Nightlife

Before Miami nightlife became what it is today, Dan Binkiewicz — better known as Dan Bink — was helping change the rules. In this episode of Just the Tip, Felix Bendersky sits down with the Miami Beach native and longtime hospitality entrepreneur behind some of the city’s most beloved bars, including Purdy Lounge, Blackbird Ordinary, Sweet Liberty, Mama Tried, and Medium Cool. Dan takes us back to a very different era of South Beach — when velvet ropes, door policies, and exclusivity defined nightlife — and shares how Purdy Lounge helped create something completely different: a neighborhood bar where the goal wasn’t to decide who was cool enough to get in. It was simply to make sure everyone inside had a great time. That philosophy became a through line in Dan’s career. From the rise of Purdy Lounge and the evolution of Miami’s bar culture to building Sweet Liberty and expanding into markets like Nashville, New York, and Denver, Dan shares what he’s learned from decades of creating places people genuinely want to come back to. Felix and Dan also get into the business behind the bars: changing neighborhoods, rising real estate costs, partnerships, delegation, longevity, and what it takes to stay relevant in an industry that can change almost overnight. This is a conversation about Miami nightlife history, hospitality, relationships, and building businesses around something surprisingly simple: showing people a good time. Dan Binkiewicz’s journey from growing up in Miami Beach to becoming a hospitality entrepreneur The story behind Purdy Lounge and its impact on Miami nightlife How Miami went from exclusive velvet-rope culture to more inclusive neighborhood bars Building and evolving concepts including Sweet Liberty, Blackbird Ordinary, Mama Tried, and Medium Cool What decades in nightlife taught Dan about partnerships and relationships Why he expanded beyond Miami into other U.S. markets Navigating real estate, changing neighborhoods, and the economics of running bars Why delegation and having the right partners are essential for longevity How Miami nightlife has changed — and what it has lost and gained along the way Great hospitality isn’t about making people feel lucky to get in — it’s about making them feel good once they’re there. The strongest hospitality businesses are built on relationships that can last decades. A concept can evolve without losing the personality that made people love it. Building the right team allows an entrepreneur to grow without having to control everything. After decades of trends coming and going, genuine hospitality still wins. “Have you ever walked into a place and just smelled and felt free?” “We weren’t gonna judge you at the door.” “Nothing good happens after three? Fuck you. All your best times happen after three.” “We’re not here to take all your money. We want to show you a good time.” Dan Binkiewicz, Dan Bink, Purdy Lounge Miami, Sweet Liberty Miami, Blackbird Ordinary, Mama Tried Miami, Medium Cool Miami, Miami nightlife history, South Beach nightlife, Miami bars, Miami Beach nightlife, hospitality entrepreneur, bar business, Miami hospitality industry, Felix Bendersky, F+B Hospitality Brokerage, Just the Tip Podcast 🎧 Subscribe to Just the Tip for real conversations with the restaurateurs, bar owners, chefs, entrepreneurs, and hospitality pioneers who built Miami — and the people shaping what comes next. 👇 Comment below: Which Miami bar or club from back in the day do you wish you could bring back?

Alvaro Perez Miranda on Michelin Dining, Japanese Hospitality & Miami's Food Evolution

What does it really take to create one of Miami's most respected Japanese dining experiences? In this episode of Just the Tip, Felix Bendersky sits down with chef, restaurateur, and creative visionary Alvaro Perez Miranda, the founder behind acclaimed concepts including Ogawa, Midori Hayakawa, and Wabi Sabi. Born in Venezuela and deeply influenced by years spent living and studying in Japan, Alvaro shares how art, culture, and craftsmanship became the foundation of his approach to hospitality. This isn't just a conversation about sushi. It's about the Japanese philosophy of omotenashi—anticipating a guest's needs before they ask—the relentless pursuit of excellence, and why the smallest details often create the most unforgettable dining experiences. Felix and Alvaro explore Miami's evolution into a world-class culinary destination, the growing appreciation for authentic Japanese cuisine, and what it takes to build restaurants that earn the respect of both diners and the Michelin Guide. Whether you're a chef, restaurateur, entrepreneur, or simply passionate about exceptional dining, this episode is a masterclass in hospitality, discipline, and creative vision. 🔥 In This Episode: Alvaro Perez Miranda's journey from Venezuela to Japan and Miami The philosophy behind Ogawa, Midori Hayakawa, and Wabi Sabi How Japanese hospitality (omotenashi) transforms the guest experience Why craftsmanship and attention to detail matter more than trends Building Michelin-recognized dining experiences in Miami The evolution of Miami's Japanese restaurant scene The relationship between art, culture, and hospitality Why small restaurants often deliver the most memorable experiences 🧠 Key Insights Great hospitality begins long before the food reaches the table. Authenticity is built through discipline, not shortcuts. Exceptional restaurants obsess over the smallest details. Community and long-term relationships create lasting brands. Miami has become one of America's most exciting culinary destinations by embracing diverse cultures and craftsmanship. 🗣️ Standout Moments "Omotenashi, komakai, and sensei are the foundation of everything I do." "The restaurants I love most are small places where craftsmanship comes first." "Every restaurant has its own art." "The greatest reward is when guests become friends." 🎧 Subscribe to Just the Tip for conversations with the chefs, restaurateurs, entrepreneurs, and operators shaping the future of hospitality. 👇 Comment below: What's the most memorable dining experience you've ever had and what made it unforgettable?
