🥶 Heat Pumps Won't Heat Basements or Walls: Winterise With a Plumber 🔧 Fake Property Managers & Squatters 🚩 When to Disclose Agency, the Winky Face Agent 😉 AI Corner: Notes to Word, CMAs & Waterfront Land 🤖 Honeywell Thermostat Back Door 🌡️

🥶🏠 Think your heat pump will protect your house this winter? Think again: mini-splits won't heat your basement, and probably won't stop the pipes inside your walls from freezing. In this episode of straight-talking Prince Edward Island real estate advice, we cover winterising a home properly, fake "property managers" and squatters, when an agent must disclose agency, the listing agent with the winky face, AI for CMAs and raw waterfront land, and a hidden Honeywell thermostat setting. Hit play before the first hard frost! 🎧 🥶🔧 First, the winter warning every PEI homeowner needs. Your heat pumps are not going to heat your basement, and probably not the walls either. A mini-split warms the air in the room it serves; it does not push heat down the stairs or into the wall cavities where your water lines run. If a house is sitting empty this winter, whether it is a seasonal cottage, a vacant listing or an estate, think about winterising it, and use a plumber. A burst pipe in February costs far more than the plumber's bill in October. 💧🚿 🚩🏚️ Next, people saying they are property managers. The pattern is always the same: high quotes for work, the money goes out, and the work never gets done. Then come the squatters, and suddenly an absentee owner has a much bigger problem than an unmowed lawn. If you own property here and live away, we explain how to check who is really looking after it, why every quote belongs in writing, and why you should ask for dated photo proof of the finished job before you pay. 🔑📋 😂💡 Comedy Corner: Patty tells the story of a young man moving into his very first rental house, only to discover that it appears the electricity has been turned off. We won't spoil where it goes from there, but anyone who remembers their first place will be laughing along. 🏡🕯️ 🤖📝 In our AI Corner, three practical uses you can try today: converting handwritten notes into a clean Word file, having AI reconcile a CMA so your comparables and adjustments actually agree, and running an analysis on raw waterfront land before you make an offer. Bonus tip: use AI for your interior decorating. Upload a photo of the room and ask for colours, layouts and furniture ideas before you spend a dollar. 🎨🌊 🤝⚖️ Then, when should you disclose your agency relationship? If one exists, say so the moment someone enquires about a property. Patty asks the harder question too: does a listing agent have any legal expectation to answer questions at all when the person asking is unrepresented by a buyer's agent? Insurance companies don't want you talking, and for good reason. The takeaway for the public is simple: buyers should get their own representation. 🛡️🗣️ 😉📑 After that, the listing agent who says the sellers are "open to other offers", adds a winky face, and then reveals that the offer she is competing against has standard conditions. What does that winky face really mean, who does it help, and how should a buyer's agent respond? We unpack what should and should not be shared about a competing offer, and why emojis have no place in a negotiation. 🧐💬 🌡️🔓 Finally, a tip for landlords and anyone paying the heating bill: many Honeywell thermostats have a back door, a hidden installer menu that lets you set a maximum temperature. Michael used AI to work through his thermostat, and that is how it discovered the setting. No more tenants or guests cranking it to 30 degrees while you pay for the oil or electricity. 🔥💸 🤝 Buying or selling on Prince Edward Island or anywhere in the Maritimes? 🏘️ Selling Half a Duplex? Check Your Mortgage First! Ugly Lot Photos, US Buyers on PEI, AI Rental Receipts 🤖 IRAC Dismantled, Handshake Deals Are Dead, Restrictive Covenants Matter More Than You Think & Offers Subject to Sale ⚠️

🏘️⚠️ Selling one side of a duplex? Stop — if the mortgage holder hasn't signed off, that deal could die on the lawyer's desk. This episode is your guide to duplex splits, ugly lot photos, US buyers on Prince Edward Island, and the quiet death of the handshake deal. 🎙️ Plus IRAC is being dismantled, AI is now writing rental receipts, restrictive covenants matter far more on PEI than you think, and why so many listings refuse offers subject to a buyer's house selling — hit play for honest Maritime real estate advice. 📲 🏘️ First up: half a duplex. Before you list one side, confirm the two units can legally be sold separately — and that the mortgage holder is fine with it. Skip that step, and you'll find out the hard way, usually about a week before closing. 📝 📸 Then the seller who hated her photos. The vendor didn't like the aerial shots of the subdivision; she wanted pictures of her partially cleared, bush-covered lot instead — brush, scrub and new growth trees front and centre. Here's the thing: you hired an agent to do the marketing. Let your agent pick the photos. Buyers respond to what sells the property, not what the owner is sentimental about. 🌲 🇺🇸 An agent asks: is it still true that a US citizen buying land on PEI has to confirm they plan to move here full time? Great question — and the answer is a lesson in itself. Don't guess, don't go by what someone said at a barbecue. Always cite the actual laws and regulations, and send your client to a lawyer who deals with the Lands Protection Act every week. ⚖️ 🤖 AI Corner: creating rental receipts and documents. Landlords, property managers and tenants — AI can build clean, consistent rental receipts, notices and standard paperwork in seconds. We walk through how to do it, what to double-check, and why you should still read every word before it goes out. 🧾 🏛️ Big news on the Island: the government is taking immediate action to dismantle IRAC and build new regulatory bodies with more transparency and more accountability for Islanders. What does that mean for land purchases, buffer zones, non-resident approvals and the next few years of PEI real estate? We break it down. 📋 🤝 PEI used to be a small town where you could do business on a handshake. Not anymore. As more people from away — Ontario in particular — have moved here, everything has become far more litigious. It all has to be in writing. I's dotted, T's crossed, no exceptions. Brokers, take note: your agents may actually need some legal training unless you enjoy lawsuits. The broker model is a fragile one, and this is where it cracks. 📑 📜 Restrictive covenants are more important than you thought on PEI. Unlike many US states, there is no dedicated HOA statute here — so the whole thing rests on the covenants themselves and, if you incorporate, on the Companies Act or a non-profit structure. Buying into a subdivision? Read every covenant before you fall in love with the view. 🏡 🏠 Finally, offers subject to the buyer's house selling (SOBP). Many listings simply won't take one. Before you book multiple showings and write a lowball offer with long conditions, ask the listing agent one question: will they accept an offer subject to a house selling? Five seconds of asking saves everyone a week of wasted effort. ⏱️ 🤝 Buying or selling on Prince Edward Island or anywhere in the Maritimes? Whether you're splitting a duplex, arriving from away, or trying to make sense of covenants and regulators, call Patty and I. 👃 Stinky Basement Solved With a Pre-Home Inspection 🚽 How to Find Your Septic Field 🌾 Buyer Refuses to Close Over a "Hayfield" 🤖 AI Corner: Claude Desktop Saves Hours 📱 Turn Off Read Receipts 🪧 Sellers Signs & Arrows ✉️ Seller Letters That Work

🏠👃 Is your basement stinky, your septic field a mystery, or your buyer suddenly getting cold feet over the lawn? In this episode of straight-talking Prince Edward Island real estate advice, we cover the basement smell a pre-home inspection solved, how to find a septic field, a buyer who refused to close over a "hayfield", our AI Corner on Claude Desktop, phone read receipts, price directional signs, and the seller letters people say don't work. Hit play before your next PEI sale or purchase! 🎧 👃💧 First, a stinky basement solved with a pre-home inspection. The seller couldn't figure out where the smell was coming from, and the inspector found the answer outside, not inside: improper soil slope towards the foundation. The fix was adding and removing fill dirt to improve the grade, because it is vital that runoff water drains away from the foundation to minimize the chance of water leakage. We explain why a pre-listing inspection can save a sale, and why grading is one of the cheapest fixes a seller can make before a buyer's inspector ever shows up. 🏡🔍 🚽🌿 Next, Patty walks through how to locate the septic field on a rural PEI property. Where do you start looking, what clues does the lawn give you, what paperwork might help, and why should buyers and sellers both know exactly where the tank and field are before closing day? It is one of the most common questions on rural listings, and one of the easiest to get wrong. A little homework now can prevent a very expensive surprise with a backhoe later. 📍🗺️ 😤🌾 Then, a story you have to hear to believe: a buyer who refused to close, claiming the lawn had become a hayfield. The grass? Two to three inches long. It is the perfect reminder of the oldest rule in real estate: it is not closed until it is closed. We talk about what sellers should do in the final days before closing, how agents handle a buyer looking for a way out, and why keeping the property in the condition promised matters right up to the very last minute. ⏳🔑 🤖📂 In our AI Corner, Michael shows how to use Claude Desktop to download all the pictures or documents from an email and place them neatly in a folder, no more saving attachments one at a time. He also shares how it tamed a hotel receipt with line after line of HST entries, and how it can find dozens of emails and forward them individually in minutes. Important tip: make sure you download the desktop version of Claude to get these features. 💻⚡ 📱👀 Next, a quick etiquette tip for agents, clients, and everyone else: if you read messages and then ignore them, turn off your read receipts on your phone! Nothing frustrates a buyer, seller, or fellow agent more than a "Read" with no reply. We share why communication habits matter so much in this business, and how a simple setting protects relationships. 💬🙊 🪧➡️ Then, sellers who ask for new price directional signs and want the pitch that will sell their home. Patty has actually lost listings over signs and arrows! We talk about what directional signs really do, what sellers expect from them, and how to have an honest conversation about marketing that actually moves a property. 💲📈 ✉️🏡 Finally, the letter to sellers. People say mailing letters to homeowners doesn't work, yet Patty had two this month! We discuss why a well-written, personal letter to a seller can still open doors in today's PEI market, and what makes one stand out from the stack. Sometimes old school still wins. 📬✨ 🤝 Buying or selling on Prince Edward Island or anywhere in the Maritimes?
