Your RRSP Is Losing to a $500K Rental House W/ Rick Hoogendoorn & Ralph Case
Rick Hoogendoorn and Ralph Case ran the numbers in their recent book - a $500,000 rental house paid off entirely by tenants beats a $100,000 RRSP after 30 years... tax-free (assuming no appreciation)
Rick Hoogendoorn and Ralph Case, co-authors of the book One More House, join Cameron Manning to break down the real estate RSP, a strategy that uses one rental property instead of a registered retirement plan. They cover leverage, inflation, why the current market dip is a buying window, and how to structure a joint venture even without capital.
Key takeaways:
- A rental property paid off by tenants can beat a traditional RRSP, even with zero appreciation
- The Canadian dollar has lost about 95 percent of its purchasing power since 1915, which is a big reason real estate values climb
- Leverage is the real advantage real estate has over other investments
- Don't over-leverage as you get closer to retirement age
- Find your joint venture partners before you find the deal, not after
