[…] Based on my loan and this price, what's the most seller credit I can actually use? That's it. And here's why that one question does so much work. Because the answer depends on three things most buyers never hear about until it's too late. First, there's a cap. On a conventional loan where you're putting less than 10% down, seller contributions are generally limited to 3% of the price or the appraised value, whichever is lower. On a $430,000 home, that's $12,900. So if you negotiated $15,000, that extra $2,100 doesn't come to you. FHA, USDA, and VA each have their own limits.
