Q: How long do investors have to identify replacement property in a 1031 exchange? A: Generally, investors have 45 days after transferring the relinquished property to identify replacement properties. Should You Keep a Rental Property? Cash Flow, Appreciation & Taxes | Michael Anderson

🚀Should you keep a low-rate property as a rental - or is the mortgage rate distracting you from the bigger financial picture? Michael Anderson breaks down the rental decision matrix, from cash flow and appreciation to rental expenses, 1031 exchanges, and long-term exit strategies. Natalie Salins is the host of Mortgage On My Mind and a top 1% Movement Mortgage loan officer with 20 years of experience helping LA-area buyers navigate home financing. In this episode, Natalie brings back financial planner Michael Anderson to explore how homeowners can evaluate rental properties based on cash flow, appreciation, financial resources, taxes, and long-term goals. For California homeowners and real estate investors, this episode offers a practical framework for deciding whether to hold, rent, or sell a property. 🎧 Hosted by: Natalie Salins 👤 Guest: Michael Anderson Michael Anderson, CFP®, is an advice-only financial planner based in Temecula, California, with 11 years of experience. He serves clients throughout Southern California and specializes in hourly and project-based financial planning, including home purchases, property taxes, and buying power feasibility. What You’ll Learn: ✔️ Evaluate a low-rate mortgage against five- and ten-year financial goals. ✔️ Assess rental property cash flow, vacancy, tenant demand, and expenses. ✔️ Understand why cash flow and appreciation are separate ways to evaluate a rental investment. ✔️ Explore how a margin line or private credit line can provide access to portfolio assets without immediately liquidating investments. ✔️ Understand how rental income, depreciation, and property expenses affect a broader tax strategy. ✔️ Learn why a 1031 exchange is a tax deferral, not permanent tax elimination. ✔️ Consider a property's long-term exit strategy before deciding to hold it as a rental. Key Questions Answered Q: Is a low mortgage rate enough reason to keep a property as a rental? A: No. Michael Anderson discusses long-term goals, rental demand, vacancy, expenses, financial resources, and the owner's willingness to be a landlord. Q: Can a property make sense without positive cash flow? A: Yes, when the goal is appreciation and the owner has enough other resources to support the property. Q: Does a 1031 exchange eliminate taxes on a rental property? A: No. Michael Anderson explains that a 1031 exchange is a tax deferral, so investors should consider their eventual exit strategy. 🎧 Listen If You’re...
