[…] You don't need 3 days and a 40 tab spreadsheet to know if your multifamily deal is worth pursuing. In 10 focus minutes, you can decide whether to dig deeper or pause. Here is exactly how I do it in 2026. Open the volume and look at three things first. Location and sub market. Is this supply constraint or still oversupplied? Number two, current occupancy and collections. Number three, asking price per unit and going in cab range. If the location is weak, occupancy is soft, or the price looks aggressive relative to recent comps, I stop right there. Next, on income side, ignore the seller's pro forma rents. […]
