Getting Your Team Wrong: The Mistake That Costs More Than Stamp Duty | Not Another Property Podcast S2 Ep3

Stamp duty gets the blame for being the biggest cost of buying a home. Fair enough, it is a brutal number. This episode argues there is a bigger one, and it never shows up on an invoice: getting your team wrong. Or, more often, buying with no team at all. Host Gianni Musumeci (Leverage Property Advisers) puts the question to a panel that is, conveniently, the team in question: a conveyancer, a buyer's agent, a financial planner and an accountant. Each of them walks through what goes wrong when their chair is empty, from the signature nobody can undo to the pool the title had already vetoed. In this episode The decision a conveyancer can't fix later: signing a contract nobody has read, and why contracts are never "standard" Make the offer, sign nothing, then send the contract: the order that works, and why auction is different Why cooling off is a safety net, not a plan Momentum: what a buyer's agent changes about the pace of a search, and the two costs of waiting Why tired buyers overpay after months of missing out "Should you" before "can you": schooling, lifestyle, a second child, aged care and the scenarios nobody models Buying a home versus buying an investment, and why emotion stays out of the second one Why the accountant won't act until the rest of the team has looked at the deal Due diligence for the life you'll have: schools, transport, zoning, the planning certificate, council and strata by-laws On the panel Daniella Muzitano, Executive Director and Co-Founder, Titlespace (https://titlespace.com.au/) Mark Horvat, principal buyer's agent, The Acquiry (https://www.theacquiry.com.au/) Andrew Chan, Certified Financial Planner, Phoenix Private Wealth Management (https://www.phoenixprivatewealth.com.au/) George Koletti, Principal accountant, Access Professionals Hosted by Gianni Musumeci, Leverage Property Advisers (https://leveragepropertyadvisers.com.au) Chapters 0:00 Welcome, the panel and the general advice disclaimer 0:33 Today's question: the mistake that costs more than stamp duty 0:58 The decision a conveyancer can't fix later: signing the contract 1:40 Cooling off is not free: what withdrawing costs 1:51 Preparing for auction: get the contract reviewed before you bid 2:17 You can negotiate the contract, at auction and by private treaty 2:58 With or without a buyer's agent: the difference in pace 4:12 The financial cost of delay in a rising market 4:35 The emotional cost: missed Saturdays, family events, the endless scroll 5:36 Why tired buyers overpay 6:58 "Should you" comes before "can you" 8:40 The scenarios nobody modelled 9:33 Owner-occupied versus investment: a different conversation 12:00 The accountant's view: tax, ownership and cash flow 13:20 "I will do nothing for a client unless the team has considered it" 14:04 The due diligence buyers forget: life in five and 15 years 15:47 Renovating, adding a level and what it really costs 17:21 Easements, pools and multigenerational living: the legal checks 18:38 Wrap-up: don't enter a property lightly Read the episode summary, the full transcript and the FAQs: titlespace.com.au/blog/podcast/getting-your-team-wrong-napp-s02e03 (https://titlespace.com.au/blog/podcast/getting-your-team-wrong-napp-s02e03/) Watch on YouTube: youtu.be/f8kYXx51fhE (https://youtu.be/f8kYXx51fhE) General information only, not financial, legal or tax advice. This episode is your clear, no-nonsense guide to buying property with family in Australia, and how to protect everyone before you sign. In this episode of Not Another Property Podcast, Australia's raw and unfiltered take on real estate, our panel breaks down the three things families get wrong when they buy together: the legal documents, the loan structure, and the long-term family dynamics. A conveyancer, a mortgage manager and a financial planner walk through how to get in, how to get out, and how to keep the family intact along the way.
