I Bought 15 Properties in 9 Months… Then Walked Away From Property

What happens when you build a property portfolio, achieve the passive income you wanted… and then decide property isn’t where you want to focus anymore? In this episode of the OMZ Property Podcast, we sit down with Tej from Tej Talks to discuss his journey from recruitment and entrepreneurship to buying 15 properties in just nine months before moving into business acquisitions and building a cleaning company group turning over around £1 million.Tej gives a refreshingly open account of what worked, what went wrong and why his approach to building wealth has changed over the years. We get into:🏠 How Ted bought 15 properties in only nine months💰 Why he originally chose property to create passive income😰 Why he describes that period as one of the most stressful times of his life🏢 Why he moved from buying property to buying businesses📈 How he grew a cleaning business from around £250k turnover towards a £1m group🤝 How business acquisitions can be structured using deferred payments💷 How he bought a profitable business without using his own money upfront🔍 How to value a small business before buying it🚪 Why approaching business owners directly can uncover better deals📞 The simple sales techniques he used to rapidly grow turnover🏗️ Why builders and refurbishments were one of the hardest parts of property investing📉 Why traditional buy-to-let has become much more difficult🏘️ Why today's property investors need to actively add value📊 Property vs businesses vs stocks and shares🧠 The mindset behind building enough income to live life on your own termsWe also discuss whether simply buying a standard buy to let property at market value still makes financial sense, how higher costs and regulation have changed the property landscape, and why property investing today may require a much more advanced skill set than it did a decade ago.Ted also explains his approach to buying businesses, including why he generally doesn't want to pay 100% of the purchase price on day one, how deferred consideration can reduce risk, and how seemingly "boring" businesses can generate very attractive cash flow.Whether you're interested in property investing, buying businesses, entrepreneurship, financial freedom or simply escaping the traditional rat race, there are plenty of lessons in this episode.🎙️ Guest: Tej – Tej TalksIf you enjoyed the episode, please LIKE the video, SUBSCRIBE to the OHMS Property Podcast and let us know your biggest takeaway in the comments. What would you rather own today, a portfolio of properties or a portfolio of profitable businesses?#PropertyInvesting #BusinessAcquisition #PropertyPodcast #Entrepreneurship #BuyToLet #BusinessOwner #FinancialFreedom #PropertyInvestment #BuyingBusinesses #UKProperty🔔 Subscribe for more updates! → @omermehmet7380📸 Follow me on social media → https://linktr.ee/omzunderthehammer🚀 Don't forget to LIKE 👍, SUBSCRIBE 🔔, and SHARE this video to stay ahead in the property game!

In this episode of the OMZ Property Podcast, I’m joined by property developers and construction experts Mark and Steve Giorgio to talk about the realities of building, developing and investing in property. With nearly two decades of experience in construction and property development, Mark and Steve share the lessons they’ve learned from working on everything from small refurbishments and extensions to major conversions, HMOs and multi-million-pound projects. We discuss one of the biggest risks facing property investors: choosing the wrong builder.
