Israel Real Estate: Headache-Free Homes — Property Management In Israel
Owning a home in Israel while living abroad doesn’t have to be stressful. In this episode, Debbie sits down with Avi Goldberg, CEO of City of Gold Apartments, to unpack what property management really looks like—weekly inspections with dynamic checklists, clear workflows, bill payments, and a 24/7 on-call system staffed by a 35-person team. We dig into the practical differences between setting up a personal vacation home versus a pure investment, why long-term rentals are often simpler, and how leases, rent collection, and tenant screening are handled.
It’s not only homeowners who benefit. Tenants renting a professionally managed apartment also gain peace of mind, knowing that when something breaks, repairs are handled quickly by vetted professionals—reducing stress and avoiding long waits for help. Avi also shares neighborhood insights around Jerusalem and explains how smart property management ensures smooth communication and proactive maintenance, minimizing turnover and keeping both landlords and tenants happy.

Israel Real Estate: Renting In Israel — Deposits, Guarantees & Legal Rights (Part 2)
In this second part of our conversation with Israeli real estate attorney Avi Unterman, we dive deeper into the legal aspects of renting in Israel, focusing on deposits, guarantees, tenant responsibilities, and landlord protections. Avi breaks down the complexities of security deposits — from cash and bank checks to guarantees and promissory notes — and explains what each means for both tenants and landlords. He also shares insights on common practices like guarantors, post-dated checks, and the unique challenges faced by Olim who may not have local guarantors or bank accounts yet.
We also cover tenants’ legal responsibilities for payments such as Arnona, utilities, and building fees, as well as the limits on what landlords can charge. Avi clarifies the crucial distinction between normal wear and tear versus unreasonable usage when it comes to repairs and maintenance, and offers practical guidance for documenting the condition of a property at move-in and move-out to avoid disputes. From Airbnb restrictions to the importance of clear contracts, this episode equips both landlords and tenants with the knowledge they need to navigate Israel’s rental market with confidence.
