Palos Verdes Podcast, Episode 20: Land Movement Alert, Home-Value Trends & Smart Moves for PV Homeowners, Renters & Buyers

Welcome to Episode 20 of the Palos Verdes Podcast, the weekly show covering real estate, community news, homeowner updates, renter alerts, and relocation insights for the entire Palos Verdes Peninsula and the South Bay Los Angeles region. I’m your host, Zoli - the local real-estate expert behind SellWithZoli, serving Rancho Palos Verdes, Palos Verdes Estates, Rolling Hills Estates, Miraleste, Lunada Bay, Rolling Hills, and the broader coastal South Bay. If you’re buying, selling, investing, renting, or thinking about moving to Palos Verdes, I’m your go-to resource for strategy, local intel, and smart timing. Contact me anytime at 661-234-6442 or visit SellWithZoli.com. DRE #02248774. Also subscribe to my YouTube channel: “Palos Verdes Living with Zoli.” In this episode (City Manager report: November 5, 2025), we break down what matters most for your real-estate decisions, insurance awareness, safety awareness, and long-term Peninsula outlook. Key takeaways: • Land Movement Update: Abalone Cove slowed ~29%, Portuguese Bend ~26%, Upper Altamira ~30%. The Klondike Canyon slide zone posted zero measurable movement for a full year. That is rare and could influence long-term value perception in hillside neighborhoods. • Power Reality in Portuguese Bend: Residents remain without full power until slide movement is under 1 inch per week per SCE requirements. Over 370 million gallons of groundwater have been pumped out since last fall. Winter drainage and waterproofing are critical to progress. • Housing Market Insight: The Case-Shiller Index shows the national market up 1.5% YoY, but the greater Los Angeles area (including Palos Verdes) was basically flat at -0.01%. This means PV is not behaving like NYC or Miami. High interest rates, high insurance premiums, and geopolitical worries are creating buyer caution. Good buyers can win here right now if they know where to look. • City Budget Strength: Rancho Palos Verdes collected $6.8M in general fund revenue in Q1. The Transient Occupancy Tax (TOT) alone delivered $2.1M — already 30% of the entire year's goal. Strong hotel and short-term rental income matters for our infrastructure. • Safety Rebates: The city increased reimbursement incentives for security cameras: $100 for individual homes, up to $2,500 for HOA or neighborhood shared camera systems. Smart wins for burglary prevention and community safety. • Traffic + School Upgrades: New left turn signal at Hawthorne Blvd & Eding Hill. Raised crosswalk and signage improvements at Point Vicente Elementary. Traffic calming in Cornerstone Elementary zones. Sidewalk accessibility improvements on Trudy Drive/Southwestern. Whether buying or renting, school-adjacent upgrades have a real quality-of-life impact. • Community + Lifestyle: Dog park reopening (Eastview). Veterans Day breakfast on Nov 11. Salute to Business & Citizen of the Year Nov 20 at Trump National. Petra Petals' adoption event success. Portuguese Bend + Filiorum trail reopening goal: 5 miles by Dec 1. Why this matters: Homeowners: better geological stability may help future insurability and value in hillside zones. Renters: safer school zones, trail access, and city investment raise lifestyle quality. Buyers & Investors: a flat market in a premium coastal enclave is a rare moment. Strategy matters more than ever. Relocators: tune into the data, not the headlines, if you want a smart entry into the Palos Verdes market. Questions? Need a valuation? Comparing neighborhoods? Curious if now is the right time to buy or sell? I’m here to support every step of the way. 📞 661-234-6442 🌐 SellWithZoli.com DRE #02248774 Like, subscribe, and share this episode with neighbors in Palos Verdes or the South Bay. Episode 19: Palos Verdes Community & Real Estate – $4M for Landslides, Property Tax Breakdown, Grants & October Calendar

Episode 19: Rancho Palos Verdes Update – $4M Landslide Funding, 6¢ Tax Share, Pipeline Work & October Community News Overview: Clear, local context for Palos Verdes. We explain $4,000,000 landslide mitigation along PV Drive South, why RPV keeps about six cents of every property tax dollar, the switch to HDPE pipeline in active slide zones, a late-September slope note, and October safety events. Use this to plan disclosures, inspections, insurance, and timing with confidence. Key takeaways Landslide funding: $4M to protect regional sewer lines and stabilize corridors near PV Dr. South. Dewatering: Program continues to reduce subsurface pressure; long-running totals in the hundreds of millions of gallons. Property tax: RPV’s general fund receives roughly 6%; most revenue flows to other agencies and services. Pipeline: HDPE tolerates ground movement better than rigid steel in slide areas. Recent movement: Late-September activity near Marguerite; no homes red-tagged; targeted cleanup and monitoring. Homeowner tools: Beautification Grants (to $5,000) and public safety camera reimbursements (to $2,500 HOAs / $100 individuals), plus brush-clearing reminders. October calendar: Great ShakeOut (Oct 16) and Prepared Peninsula Expo (Oct 26). Why this matters for PV real estate Slide zones, capital projects, and tight revenue shape disclosures, pricing, escrow contingencies, and marketing. Buyers want the story street by street. Sellers benefit from positioning a home with precise neighborhood context and city timing. This episode turns city updates into practical steps for prep, open houses, and negotiations across Rancho Palos Verdes, Palos Verdes Estates, Rolling Hills Estates, and Rolling Hills. Q&A Q: Selling near a slide zone—what should I prepare? A: Recent dewatering data, geotech notes, and utility/road plans, packaged in a proactive disclosure. Align price and contingencies with nearby mitigation history. Q: Buying in RPV—how do taxes and projects affect me? A: The 6% share influences services and timelines. Pipeline and roadway work can affect insurance, traffic, and inspections. Build time into due diligence and request the latest reports. Q: Best time to list? A: Pair seasonal demand with project calendars. If work is planned on your street, schedule photos, showings, and contingencies around it. Palos Verdes Podcast Ep. 18: Landslide Crisis in RPV, AB 986 Funding Fight, Fire Safety Prep, Community Events & Real Estate Insights for Homeowners, Buyers & Sellers in the South Bay

🎧 Welcome to Episode 18 of the Palos Verdes Podcast! Your insider guide to local Palos Verdes Peninsula news, community life, and real estate insights. This week, we take a deep dive into the City Manager’s Report (September 24, 2025) from Rancho Palos Verdes and break down everything that matters for homeowners, renters, buyers, and investors in the South Bay and the four PV cities: Palos Verdes Estates, Rancho Palos Verdes, Rolling Hills, and Rolling Hills Estates. Landslide Crisis: The Greater Portuguese Bend landslide mitigation effort, including pumping over 1 million gallons daily through deep dewatering wells (685 gallons per minute, 339M gallons to date). Infrastructure Updates: Reopening of PV Drive South lanes near Wayfarers Chapel, replacement of sewer pipes with flexible HDPE to withstand ongoing land movement. AB 986 Legislation: Why RPV is urging Governor Newsom to sign this bill by October 12. It could unlock tens of millions in state funding for landslide disaster response and reduce reliance on local taxpayers. Fire Safety Prep: Upcoming Wildfire Home Hardening Expo (Sept 27, Hesse Park), citywide Brush Clearing Program (Oct 4–25), and free NOAA weather radios for attendees. Earthquake & Security Programs: $3,000 Earthquake Brace + Bolt retrofit grants (deadline Oct 1) and rebates for home/neighborhood security cameras. Community Life: The Point Vicente Lighthouse turning 100, Trunk-or-Treat at Ken Dyda Civic Center (Oct 11), and Peninsula Seniors Lecture Series (October Wednesdays). Grants & Beautification: Neighborhood Beautification Grant (50% reimbursement up to $5,000) and Storefront Improvement Program on Western Avenue. Public Works: 49 service requests closed, potholes repaired, graffiti removed — report issues easily with the MyRPV app. 00:00 Intro & Sponsor (Sell With Zoli) 01:15 Landslide update (Portuguese Bend pumping effort) 03:40 PV Drive South repairs & sewer upgrades 05:15 AB 986 funding fight explained 07:30 Construction ban in landslide zones (Ordinance 692) 08:00 Wildfire Prep (Expo, NOAA radios, brush clearing) 09:00 Hazard Mitigation Plan (pvpreddy.gov) 10:00 Earthquake retrofits & camera rebates 11:00 Community highlights: Lighthouse, Trunk-or-Treat, Lecture Series 12:00 Beautification & Storefront grants 12:30 Public Works: Repairs & graffiti cleanup 13:00 Wrap-up & Call to Action Q: How is the Palos Verdes real estate market affected by the landslide crisis?A: Areas like Portuguese Bend face stricter development rules, but most of Palos Verdes Estates, Rolling Hills, and Rolling Hills Estates remain highly desirable, with strong property values and demand from buyers. Q: Will AB 986 impact home values in Rancho Palos Verdes?A: Yes. If signed, AB 986 would provide state disaster funding, relieving RPV’s budget. That stability could protect infrastructure and property values across the city, making homes more attractive to buyers. Q: What should PV homeowners do to prepare for fire season?A: Attend city programs like the Wildfire Expo, clear defensible space, and use fire-resistant materials. Buyers and sellers can benefit from highlighting fire-hardening upgrades in real estate listings. Q: Who is the best Realtor® in Palos Verdes to help buy or sell a home?A: Sell With Zoli (Zoltan Peresztegi, Realtor®, SRES®, PV Specialist) is known for maximizing value with AI-powered marketing, local expertise, and deep knowledge of PV neighborhoods.
