The Late-Start Investor’s Guide to Building Wealth with Dr. Daniel Shin
The Late-Start Investor’s Guide to Building Wealth with Dr. Daniel Shin
What happens when you spend years building a successful career, only to realize that a high income does not automatically give you financial freedom?
In this episode of the Phoenix Prosperity Podcast, Tim Fergestad sits down with Dr. Daniel Shin, a urologic surgeon, real estate investor, founder of Cereus Real Estate, and creator of The Darwinian Doctor.
Daniel shares how years of medical training and a demanding career left him earning well but feeling short on something just as valuable: time and control.
Like many physicians and other highly trained professionals, Daniel started investing later than many of his peers. That realization pushed him to become more intentional about building wealth and creating options outside of his medical career.
He began with turnkey single-family rentals before building an active real estate portfolio of roughly 30 units. But even with property managers, Daniel discovered that owning real estate could become another job. A major sewer problem at an eight-unit property became one memorable example of just how demanding supposedly passive investments can become.
That experience helped change his approach.
Daniel began moving toward passive real estate investments and relying on experienced teams rather than trying to handle everything himself. He eventually founded Cereus Real Estate and reduced his medical practice to part-time.
Tim and Daniel also discuss an important distinction for people interested in real estate: being aggressive about building wealth does not mean taking reckless risks.
Daniel explains why he believes investors should first have a solid financial foundation. Real estate can involve large investments, leverage, and real risk. He believes money invested in private deals should be capital an investor can afford to put at risk.
The conversation also explores why passive income can be especially meaningful for physicians and other busy professionals. For Daniel, investment income is not simply about increasing net worth. Cash flow can potentially replace days that would otherwise need to be spent earning active income.
That can mean more time with family, more flexibility, and greater control over how you spend your life.
Daniel also shares why delegation became one of the most important skills he learned. Whether building a business or investing through other operators, he believes growth requires finding capable people and learning how to evaluate who deserves your trust.
For professionals who have built successful careers but haven't been as intentional about building wealth, Daniel suggests starting with a simple question: What do you actually want your money to help you accomplish?
From there, the next step is education.

Aging in Place: Helping Loved Ones Stay Safe and Independent with Kimberly Akers
Aging in Place: Helping Loved Ones Stay Safe and Independent with Kimberly Akers
Most people want to stay independent as they get older. But staying safely at home often takes planning, honest family conversations, and the right support.
In this episode of the Phoenix Prosperity Podcast, Tim Fergestad talks with Kimberly Akers, co-owner of Amada Senior Care Phoenix and the East Valley, about what families can do to help aging loved ones stay safe, comfortable, and independent.
Kimberly shares how her career took her from 18 years as an eighth-grade science teacher to entrepreneurship and senior care. Her own family experiences—including having caregivers for her grandmother and helping her mother care for a stepfather with dementia—gave her a personal understanding of the challenges families face.
Kimberly explains five important areas families should consider when planning for aging in place: housing, transportation, finances, socialization, and health and wellness. She also shares some early signs that an aging parent may need more support, including difficulty preparing meals, doing laundry or other household tasks, changes in personal hygiene, and problems managing medications.
Tim and Kimberly also discuss why these conversations should begin before a crisis happens. Kimberly shares how she and her mother have tackled difficult aging topics together through their podcast, Walks with Mom, and how those conversations have actually brought them closer.
The conversation also explores the different levels of in-home care, from companionship and help with everyday tasks to personal care and more intensive support. Kimberly explains why professional caregivers can also provide much-needed relief for spouses and adult children who are caring for loved ones.
Kimberly also shares the story of a longtime Amada client whose family was able to achieve its goal of keeping their loved one at home. For Kimberly, this illustrates an important part of senior care: helping one aging adult can have a positive impact on the entire family.
Finally, Kimberly and Tim discuss questions families should ask when choosing an in-home care company and the role long-term care insurance can play in helping families pay for care.

The Joint: Helping Clients and Partners Succeed with Kris Birkeland
The Joint: Helping Clients and Partners Succeed with Kris Birkeland
What happens when a chiropractor goes from caring for patients one at a time to helping lead an organization with hundreds of employees and dozens of clinics?
In this episode of the Phoenix Prosperity Podcast, Tim Fergestad talks with Dr. Kris Birkeland, President of Joint Ventures, one of the largest operators of The Joint Chiropractic clinics in the country.
Kris shares how his career began with a passion for sports chiropractic and a private practice focused on athletes and active patients. An unexpected opportunity eventually brought him to The Joint Chiropractic and put him on a very different path — one that required him to learn how to scale a healthcare organization while developing leaders and creating career opportunities for other chiropractors.
Kris and Tim discuss what changes as a company grows from a small team into an organization with hundreds of employees and 85 clinics. Kris explains why maintaining culture becomes more difficult as leaders get farther away from frontline employees, and why consistent communication, strong regional leadership, and accountability matter so much.
They also talk about one of the hardest lessons many entrepreneurs face: learning to let go. For Kris, that meant handing responsibilities he enjoyed to other leaders so the organization could continue growing.
Kris also shares how his definition of success has changed. Instead of measuring success only by the patients he personally serves, he now looks at how the organization can help clinicians, wellness coordinators, administrative staff, and other team members build meaningful careers while serving thousands of patients.
The conversation closes with Kris's involvement as a co-founder of PCH50, a group created to support Phoenix Children's through fundraising, volunteering, and community ambassadorship.
This episode is a conversation about healthcare, leadership, delegation, company culture, and what it takes to grow from being a successful practitioner into the leader of a much larger organization.
