[…] So I just continued refining the model over the years. Um, I learned what students like and what they don't like. For example, students like being as close to the campus as possible. If they're waking up at, you know, for their 8 a.m. classes, they usually wake up at like 745 and rush out the door to get to that 8 a.m. class. They want so obviously they don't want to be a 10 or 15 minute drive from campus. And then the second thing that's important is security. So it has to be a safe neighborhood. Otherwise, their parents not going to feel safe with their kid living there. And then affordability. […]
