The Rent Is Coming. Do You Know How Much You're Keeping?
Most landlords think a healthy bank balance means the business is healthy. Gita Faust, Owner of Fast Trac Consulting, spends her days proving that assumption wrong.
On this episode of PlotLines, Britni talks with Gita about a call she got two days before this recording: an investor with mixed self-storage units, about $100,000 in rental income, and a bookkeeper who supposedly had "everything done." When Gita asked for the basics, tax returns, depreciation schedules, bank and loan statements, the answer was that none of it had even been downloaded. The investor wanted it all reconciled in two weeks. It couldn't happen, because the raw material to do the work didn't exist yet.
From there, Gita gets specific about where money actually goes missing. Short-term rental hosts get a single lump payout from platforms like Airbnb and mistake that number for their real gross rent. Property management software that lets tenants self-report payments creates a quiet failure point, tenants can swap or delete a linked bank account, and unless someone is watching notifications, nobody notices until the rent roll stops matching reality.
Britni pushes Gita on AI's role in fixing any of this. Her answer isn't hype and isn't dismissal: AI can sort and summarize transactions, but it can't decide what a repair order should be billed to or which unit a cost belongs to. That judgment call still needs a person behind it.
Gita closes with the line she'd put on a billboard for the industry: "The rent is coming. Do you know how much you're keeping?"

Glass Half Full, Glass Half Empty: Making Sense of Multifamily's Recovery Debate
In this episode of PlotLines, Britni sits down with Paul Fiorilla, Director of Research at Yardi Matrix, to unpack the competing narratives shaping today's multifamily conversation and separate the real story from the headline noise.
With nearly 12 years leading research at Yardi Matrix, Paul breaks down the debate among industry insiders: the "glass half full" camp pointing to a pullback in new construction starts as a setup for another rent shortage, and the "glass half empty" camp warning that deliveries and lease-up supply aren't cooling nearly as fast as hoped. He explains why the answer depends on geography, with the Northeast and Midwest holding steady while Sunbelt and Mountain West markets work through a supply hangover, and San Francisco emerging as an unlikely bright spot fueled by AI-driven tech spending.
The conversation digs into what's keeping owners and operators up at night, from rising concessions to expense growth that's outpacing rent growth. Paul carefully balances the pressure points with the bigger picture: multifamily remains investors' top-choice property type, and opportunity exists for those willing to drill down to the submarket level.
Paul shares his take on AI's real timeline for impacting housing demand, sharing a candid reflection on his journalism roots, why he's better at telling the story than titling it, and the advice he'd give owners navigating today's market.
Tune in to hear why the multifamily recovery story isn't one story at all, and why where you sit determines what you see.

Less Friction, More Life: How Practical Amenities Are Winning the Multifamily Race
In this episode of PlotLines, Britni sits down with Lauren Bergenholtz, Senior National Account Executive at WithMe, to dig into how renter priorities are reshaping the multifamily amenity landscape and what property owners and managers need to do to keep up.
Lauren shares how the industry's initial boom of flashy, over-the-top amenities has given way to something more grounded: a demand for convenience, affordability, and features that actually fit into residents' daily routines. With compressed margins, softening rent growth, and a crowded market, she explains why operators are now scrutinizing ROI more carefully than ever and which amenities are earning their keep.
The conversation also explores the growing tension between AI-driven efficiency and the human touch that today's renters still want. Lauren argues that the communities best positioned to weather the current market are those that lead with a people-first mentality, from the quality of the amenities they offer to how they follow up after a tour.
From usage data and staffing challenges to the emergence of new convenience-first amenity concepts, Lauren paints a clear picture of where the multifamily industry is headed.
Tune in to hear why in today's market, the amenity that removes friction wins and why "less friction, more life" may be the new standard for what renters expect.
