It’s been a minute, but this episode is worth the wait.</p><p>In Episode 16, I take you inside our newest short-term rental project we’re calling <strong>“The White House”</strong>—a 5-bedroom, 3-bathroom, 2,700 sq. ft. single-story home sitting on over an acre and a half in Northeast Florida. What started as a plan to buy a new primary residence turned into a massive pivot that leveraged one of the most powerful tools in the tax strategist’s playbook: the short-term rental loophole.</p><p>By the end of this deal, not only did we <strong>wipe out our 2025 W-2 income taxes</strong> using bonus depreciation, the Augusta Rule, and other advanced tax strategies, but we also executed a <strong>10-week, $185,000 renovation</strong>, refinanced, and walked away with <strong>$181,000 in cash-out funds</strong>—all while holding down a demanding full-time job with rotating shifts.</p><p></p>
