Walid Kushtoban, Marygold Studio: clients who say please, no AI
A RealTimes PeerView: Walid Kushtoban, General Manager of Marygold Studio, in conversation with Alexander Morari, MRICS, CEO of Shelton Reed, at the IPS Congress 2026 in Dubai. Marygold Studio is a UK-headquartered branding and visualization studio for real estate developers, and Kushtoban opened its Dubai office this year. He describes developers whose first rule is no AI in a render, and puts his own use at 55 to 60 percent, where he says it enhances elements rather than builds a project from scratch. Quality can sit abroad, he argues, but client servicing has to be local, because in this region things change fast. Daniela Baldo, Studio Marco Piva: designing homes with neuroscientists
A RealTimes PeerView: Daniela Baldo, Founding Partner and Chief Operating Officer of Studio Marco Piva, in conversation with Alexander Morari, MRICS, CEO of Shelton Reed, at the IPS Congress 2026 in Dubai. Her Milan practice runs an in-house research centre spanning master planning, architecture, interiors and product design. Baldo sets out Forever Young, a residential longevity concept developed with neuroscientists, longevity doctors, lighting and MEP consultants, psychologists and sociologists, not architects alone, and argues wellness amenities were never enough, because the spa gives the guest a transformational experience and then returns them to the same normal life. Marco Piva, Studio Marco Piva: Dubai is islands, not yet one city
A RealTimes PeerView: Marco Piva, Co-Founder of Studio Marco Piva, in conversation with Alexander Morari, MRICS, CEO of Shelton Reed, at the IPS Congress 2026 in Dubai. His Milan practice calls itself an academy of sciences rather than an architectural firm, and in his words it brings together more than 17 nationalities. Dubai, he argues, is not yet one city but a set of areas that still read like islands. Italy, he says, is the worst place in the world to develop. Tom Walker, Schroders: listed real estate's strength sits in America
A RealTimes PeerView: Tom Walker, Co-Head of Global Listed Real Estate at Schroders, in conversation with Alexander Morari, MRICS, CEO of Shelton Reed, at PropTech Connect Europe 2026 in London. Walker invests in publicly listed real estate securities rather than operating buildings, which gives him a read on where capital is actually rewarded. He is blunt about it: the strength in public real estate markets is in the US, Asia comes second, and Europe is lagging. He names data centers, senior housing and retail as the three sectors generating the strongest earnings this year, argues prime assets are not overvalued because they can still grow rents faster than the cost of debt is rising, and explains why he wants data centers in cities rather than in the middle of nowhere. schroders.com (https://schroders.com) Watch the film on YouTube: https://youtu.be/ZLMKFcL7rm0 (https://youtu.be/ZLMKFcL7rm0) Sponsored by Shelton Reed, a pan-European commercial real estate strategic advisory firm working principal to principal across land, development, financing and transaction mandates.
