Retailers were opening a lot of stores. We were pushing rents. We were pushing occupancy numbers. And then... the great financial crisis hit. What's incredible about today and why it's so much better, and if you look back on the last 20 years, I mean, retail has had so many enemies or open air shopping centers have had so many enemies, right?
