   Rough Housing Podcast Ep 16

Welcome back to the Rough Housing Podcast! In this episode, co-host Justin Rourke and special guest Vanessa Fallon sit down with Ryan Carrillo and Lou Ortiz from Assumable.io (http://Assumable.io). Amid high mortgage rates, this innovative startup is helping prospective homebuyers search for assumable mortgages. With average rates for a 30-year mortgage having dipped slightly from their October peak, buyers are still facing higher monthly payments compared to a few years ago. This has led to some homeowners being hesitant to sell, fearing they won’t be able to afford a new home. Assumable mortgages offer a solution where buyers take over a seller’s loan at its existing rate, potentially saving money over the life of the loan and easing the home selling process. However, these types of mortgages come with their own set of challenges. Most conventional mortgages aren’t assumable, but loans backed by the FHA, VA, or USDA can be, provided certain conditions are met. There are also additional risks and potential for lost entitlements to consider. Despite these complications, many buyers and sellers are unaware that mortgage assumption is an option. This unawareness led Lou Ortiz and Ryan Carrillo to launch Assumable, an online platform listing homes with assumable mortgages. Rough Housing Podcast Ep 12

Welcome to the Rough Housing Podcast, where hosts Justin and John, along with a special guest from Hestia 360 - Corporate Rentals USA, dive into the fascinating world of real estate investments. In this episode, we're joined by Vivian Yip, a licensed realtor and rental industry maven, accompanied by her husband James Keller, a licensed realtor, general contractor, and seasoned house flipper. Between the banter and sharing the love of their nicknames such as “Pico Baby” and “Dolphin”, Vivian candidly shares her journey of leaving the corporate realm, stepping away from her role as a former New Product Launch Manager at Apple after nearly 7 years. Amidst the challenges of navigating stress in the workforce, she also sheds light on launching iPhones from home during the pandemic, overcoming industry-wide constraints taught Vivian a valuable lesson: staying in an unhappy job hinders financial growth, prompting her shift from the 9-5 grind to becoming a first-time flipper, venturing into her first wholetail, and delving into the short-term turned mid-term rental business. Ever wondered about those pesky "We buy houses 4 cash" signs? We tackle that and explore the wisdom of investing in properties from the experienced investors themselves. Gain insights from the ground level on cost leverage, reflect on how investment property purchases have evolved since 2020, and discover how Vivian and James navigated their initial setbacks to stand out with innovative design and hospitality. Good deals abound, and we're here to ensure the shelf life doesn't expire! If you want to get your business in front of the real estate crowd, support the podcast, and connect with professionals in the Austin/San Antonio metro area, we're all ears. Rough Housing Podcast Ep 4

Welcome back to the Rough Housing Podcast! Yes, we know we skipped Episode 3. The shit talking was SO much in Ep3 that we might have scared the guests into "pussing-out" and refusing to allow the release allegedly. Maybe someday when we have enough subscribers (SUBSCRIBE NOW!) it will be slipped in as a paid episode on Patreon... HOWEVER, in this episode, John & Justin (our co-hosts) make a return to their 1-on-1 conversations (O.O) and review the good and the bad of RHP so far, they BEEF on people's "bests," John describes getting man-handled at the stretch lab, Justin talks alien conspiracies in Congress, are there human zoos?, will we fight against the AI takeover?, but most importantly, why do male-cheerleaders do it??? (It's a cheer-ocracy.) Justin & John are two real estate brokers in Austin, TX who co-own and operate 4 growing real estate oriented companies.
