[…] I go to the state tax office. I go to recent sales. I go to all real estate sites. I do the history on the property and look at what it was sold for, what it was bought for, the history, who's owned it. And I come back and say, they're asking $20 million for the property. I know it's sold. for $12.5 million eight years ago. Again, this is just all hypothetical numbers, right? And so I look at the differential and I go, is that property worth $7.5 million more than what it was seven, eight years ago? So I analyze that by comparing it to additional land. The way I always view real estate is if there were not a vertical structure on it, what's the land worth? […]
