The Real Estate Market Is Broken: Who Is Actually Winning? | Roots Pod #68
86% of Americans think it's a bad time to buy a house. For real estate investors it feels even worse. Rates continue to jump up, Marion County tax bills are up 2 to 3x on some rentals, and insurance is up about 1.5x.
Jared Shore founded Mamba Mortgage and has 14 years in lending. He works with Roots investors, and he doesn't try to guess where rates go next. His read on the real problem: rates stayed high, but Indianapolis home prices kept climbing. The market is almost too strong for rates to fall.
In this episode, he walks through what still works.

The $8B Plan Reshaping Downtown Indianapolis | Roots Pod #67
More than $8 billion is being poured into downtown Indianapolis right now. It's the largest building boom in the city's history, and the Indy your grandma knew is about to look very different.
Tyler Lingle starts with why Indianapolis is growing so fast, and why now. Eli Lilly anchors a strong local economy. Bank of America ranked Indianapolis the fastest growing metro in the nation in 2023. And the city is known for low red tape, so developers can actually get projects built here.
Then he walks through six projects changing the skyline: luxury hotels, new music venues, and a state-of-the-art Indiana Fever Performance Center.
The takeaway is simple. Investors should buy in the path of growth, like Fountain Square and the near west side, before prices move. And if you want a $200K starter home or a $400K move-up home, Tyler thinks that window closes in the next 2 to 3 years.

DEBATE: Indiana Is More Beautiful Than Colorado? | Roots Pod #66
Indiana nature offers more than just corn fields. In this episode of The Roots Podcast, host Tyler Lingle brings on guest Trace Burgess (@trace.mp4) to debate a wild topic: Is Indiana a top nature city in the country?
Tyler attempts to break down the myth that Indiana is just cornfields by highlighting specific nature spots that compare favorably to Colorado, Trace's home state.
If you are debating an Indiana vs Colorado or maybe Indiana vs California move, you need to watch this. We talk with a transplant who lived in the mountains and now calls Indiana home, analyzing why these locations are worth exploring.
