The Strata Room Ep 09 David Ross – Operations Manager & Compliance Consultant at Diverse FMX
In Episode 9 of The Strata Room, I sit down with David Ross, Operations Manager and Compliance Consultant at Diverse FMX, for a conversation about what it takes to run a building well.
David spent 26 years in the Queensland Police Service before moving into facilities management with no building background at all. He is now an ABMA Accredited Industry Practitioner, trains building managers across Australia through ProBMT, and still looks after buildings himself so he always has real stories to bring into the room.
We talk about why he sets up every new building personally in the first few months, so the facilities manager inherits a building with its asset register, maintenance schedule and compliance in place. David explains how the ABMA Building Management Code gives building managers a documented standard to point to, and why compliance is the biggest gap he sees across the buildings he trains people on. We also get into what a lack of compliance means for insurance after an accident, why a calm building manager tends to produce a calm committee, and how good systems are what make it possible to take a day off. His advice for anyone who has just bought an apartment is two words, repeated three times.
I enjoyed every minute of this one, and I think anyone who works in or lives in a building will take something from it.

The Strata Room | Ep 08 Amanda Farmer – CEO of Your Strata Property
In Episode 8 of The Strata Room, I sit down with Amanda Farmer, CEO of Your Strata Property, a lawyer who has spent 25 years building the only legal practice she runs that does nothing but strata, and hosted nearly 500 episodes of her own podcast without ever taking a sponsorship.
Amanda started as a work experience student in a strata lawyer's office at 16 and never left the industry. We get into why she thinks strata managers need a tertiary qualification and why nobody has been willing to tackle it, her view that apartment buildings are small mirrors of what is happening in wider society right now, and the moment her own family told her that loving your work is not the same thing as getting it right. She also leaves me with the best piece of advice I have heard on this show in three lines, and I am still thinking about it.
Honest, direct, and exactly what this industry needs more of.

The Strata Room | Ep 07 — Reena Van Aalst, Founder & Managing Director at Strata Central
In Episode 7 of The Strata Room, I sit down with Reena Van Aalst, Founder of Strata Central, one of the most experienced voices in the industry with over 26 years managing buildings.Reena's path started in pharmacy, not strata. She managed multiple pharmacy sites before moving into strata management, eventually becoming General Manager at Dynamic Property Services and founding Strata Central almost a decade ago.We get into why the current strata model is unsustainable, with mediation applications tripling while workloads climb and fees stay flat. Reena makes the case for strata management to become a recognised profession with minimum education standards, and speaks candidly about the human cost the industry places on strata teams working nights and weekends with little support.Honest, direct, and exactly what this industry needs more of.Subscribe to The Strata Room for more conversations with the people shaping what good looks like in strata.▶️ YouTube: https://youtu.be/yt0dPUWo5X8🌐 thestrataroom.com.auScore your building in three minutes:https://dino-p8buwtjz.scoreapp.com/#TheStrataRoom #StrataManagement #Podcast #Australia #StrataCommunity

The Strata Room | Ep 06 — Tim Sara, Founder & Strata Manager at Sara Strata
Tim Sara has spent 16 years in strata management and is now building a business from scratch around a single belief — the industry has a staffing problem dressed up as a service problem.
For years, strata solved its problems by hiring more people. More people to click more buttons, enter more data, chase more tasks. The problem was never a shortage of people. It was the absence of systems.
In this episode Dino and Tim get into how AI and automation are changing that entirely. What it means for strata managers day to day. Why the businesses building systems now will operate at a completely different level to those that wait. And his message to the people who are resistant — you do not have to understand AI to use it. We all know what happened to the people who did not get on board with computers.
Raw, honest, and exactly what this industry needs to hear right now.

The Strata Room | Ep 05 — Paul Keating, Managing Director, Strata Community Insurance
In Episode 5 of The Strata Room, I sit down with Paul Keating, Managing Director at Strata Community Insurance, for a straight-talking conversation on what strata insurance actually means for committees, owners and building managers.
Paul has spent over 20 years in the industry, holding Australasian roles at some of Australia's largest insurers before building Strata Community Insurance from the ground up.
We get into why premiums have been going up, what's driving cost at a global reinsurance level, and the commission and transparency debate, including why the NSW government stepped in and Paul's balanced take on fee for service versus commission models. He also explains how building managers actively lower a building's insurance risk profile, and shares the one thing committees can do right now to get better premiums: have a clear story for their building, back it up with evidence, and follow through on their commitments.
Honest, direct, and exactly what this industry needs more of.

She helped build the Women in Strata mentorship program. In this episode, Natalie talks about rebranding Genesis after it split from Meriton Strata, why she believes empathy can't be taught but the ability to communicate it can, and why she'll let a toxic client go rather than burn out her team.
