The Voice of Laguna with Ed x UNMASKED Podcast
Last Thursday, Mayor Mark Orgill appeared on his regularly scheduled Voice of Ed segment. During the discussion, he was asked about Laguna Beach’s controversial Efficiency Ordinance. He said he helped work on the ordinance. But when asked why certain provisions never returned to the Planning Commission, he said he wasn’t aware and needed to look into it. If you helped work on the ordinance, shouldn’t you know what happened during its approval process? Last Friday, UNMASKED joined The Voice of Ed. Where UNMASKED reviewed all the mayor’s statements, examined the contradictions, and discuss the comparison of Mayor Orgill to the “Michael Jordan of City Council.” 🏀 Leadership means knowing what you’re voting on, asking the right questions, and being accountable and honest with the residents. 🎥 LISTEN TO BOTH INTERVIEWS. Listen to what the mayor said Thursday, then hear our discussion Friday. Decide for yourself. Laguna Beach deserves transparency, accountability, and leadership that answers to residents. NOT TO THE SURF AND SAND HOTEL AND AFFILIATES. $100K is not normal for a local Laguna Beach City Council election.

UNMASKED Podcast: This is Bigger Than the Efficiency Ordinance!
Last Thursday, Mayor Mark Orgill participated in his regular radio interview on The Voice of Laguna, with Ed as the host. On Friday, Chris and I joined Ed on The Voice of Laguna to examine the ordinance, the Mayor’s statements, and the discrepancies we identified. Here’s what every Laguna Beach resident needs to understand 👀 The Efficiency Ordinance was intended to streamline the design review process. But buried within its 77 pages are significant changes that raise questions about property rights, the approval process, and whether proper procedures were followed. According to the ordinance’s drafting history, certain provisions were added after Planning Commission review and were not returned to the Commission before City Council adopted them. And that’s where the real conversation begins. This isn’t about whether you support or oppose those provisions. It’s about whether the City followed the law when adopting them! When the City Council and its legal advisers approve ordinances without following required procedures, they risk exposing the City to litigation and potentially leaving Laguna Beach taxpayers responsible for the consequences. Residents deserve answers. Why were these provisions added? Who requested them? Why weren’t they returned to the Planning Commission? And what legal review took place before the Council voted? Two interviews. Two consecutive days. One ordinance. Questions that deserve answers. Chris and I discuss these issues with Ed on The Voice of Laguna, including the discrepancies we identified in Mayor Orgill’s regular Thursday interview. AND THERE’S MORE COMING. UNMASKED will be releasing our email correspondence with the Laguna Beach City Manager so residents can review the communications and draw their own conclusions. Transparency shouldn’t be optional. Read the ordinance. Watch both interviews. Ask questions. Stay informed. Stay tuned. More documents are coming.

Nick Aronoff x UNMASKED Podcast Part 1
Laguna Beach has THREE City Council seats up this November and voters have a real opportunity to examine who should represent them next. Nick Aronoff is a fourth-generation Laguna local, but in our conversation, what stood out was his willingness to openly question what is happening at City Hall. Including spending, accountability, transparency and the decisions that continue to expose taxpayers to significant costs. Laguna is facing serious financial questions. Residents should also be asking how much we are spending on attorneys and litigation and whether decisions being made today are creating unnecessary legal exposure that residents ultimately pay for. This election shouldn’t be about familiar names or political relationships. It should be about RECORDS. DECISIONS. INDEPENDENCE. ACCOUNTABILITY. In Part One of our three-part UNMASKED interview, we sit down with Nick Aronoff and ask the questions voters should be asking….. Does he think independently? What does he believe City Hall is getting wrong? What would he actually change? And how would he protect Laguna residents and their tax dollars? Watch Part One. Listen to his answers. Three seats. Nine candidates. One Laguna. Know the record before you vote.

UNMASKED Podcast: LAGUNA BEACH PROPERTY OWNERS ACT NOW!
LAGUNA BEACH PROPERTY OWNERS ACT NOW. If you own property in the Residential/Hillside Protection zone “approximately 200 Properties will be affected”, you need to understand what was added to the new “Efficiency Ordinance.” If you want to build, the ordinance requires you to offer the City a permanent open-space easement over every portion of your property you are not developing. WHAT DOES THAT ACTUALLY MEAN? An easement gives someone else a legal right to use or control your private property for a specific purpose. This one is permanent, recorded against the property, runs with the land, and is designated for trails. That means the restriction doesn’t simply disappear when you sell your home. The next owner inherits it too. In plain English: part of the property you own could become permanently subject to rights held by the City for trail/open-space purposes. THIS IS YOUR PRIVATE PROPERTY. KNOW WHAT YOU COULD BE REQUIRED TO GIVE UP BEFORE YOU BUILD. Submit your objection to the California Coastal Commission regarding LCPA 2026-0382. OCTOBER 19 MATTERS. The notice identifies it as the approximate deadline to legally challenge the ordinance. If you are considering a challenge, speak with a land-use attorney now. READ IT. QUESTION IT. PROTECT YOUR PROPERTY RIGHTS. ACT BEFORE OCTOBER 19.

Karen Martin x UNMASKED Podcast
Karen Martin understands Laguna Beach’s General Plan in a way that goes far beyond the surface. She understands how its different elements work vertically and horizontally and how decisions in one area can affect so many others. But what stood out to me just as much as her knowledge was Karen herself. She is genuinely one of the nicest people I’ve met in Laguna thoughtful, kind, and incredibly genuine. I’m grateful this podcast gave me the opportunity to get to know her, and I’m looking forward to continuing that friendship long after campaign season is over. This is exactly why I love doing UNMASKED. Getting beyond the campaign signs and actually getting to know the people running to serve our community.

Kaitlin Willhoit x UNMASKED Podcast
SUCCESSFUL REAL ESTATE DEVELOPER. RESIDENT. SHE’S BEEN THROUGH THE PROCESS. Kaitlin Willhoit joins UNMASKED to talk about what it’s really like to develop property in Laguna Beach — and why the City needs to start listening to the people actually going through the process.Responsible development matters. It improves our homes, strengthens property values, creates revenue and helps fund the city we all expect to function well. But when the process becomes unnecessarily complicated, unpredictable and disconnected from the residents it serves, Laguna pays the price. It shouldn’t be residents vs. City Hall.It should be a City that works with its residents.

Dennis Bogle x UNMASKED: Inside Laguna Beach City Hall
Former Laguna Beach Building Official Dennis Bogle joins UNMASKED for a candid conversation about what happens behind the walls of City Hall. Dennis shares his firsthand perspective on the inner workings of the City, the inefficiencies he witnessed, the challenges of trying to serve the public within an increasingly complicated system, and what ultimately led to his departure. After hearing his story, I came away with my own conclusion. Dennis Bogle wasn’t simply ready to walk away. He was pushed out by management. And that matters. Because this is a man who deeply loved Laguna Beach. A man who believed government should work for the people it serves. A man who understood that public service means answering the phone, solving problems, taking responsibility and finding a way to get things done. Whether you agree with every opinion expressed or not, Dennis offers something increasingly rare. An unfiltered look inside the system from someone who actually worked within it. Dennis Bogle was, in my opinion, the definition of a public servant. Now you can hear his story and decide for yourself.

View Equity Exposed
Chris and Marcella break down the Laguna Beach City Council meeting agenda and what it could mean for local residents. In this episode of UNMASKED, we expose the so-called View Equity rule, a subjective and discretionary policy Laguna Beach uses to block projects, pit neighbors against each other, and deny lawful development while taxpayers pay the price. Chris and Marcella explain why view equity has no basis in California law, how it violates state housing protections, and why it has already cost the city millions in lawsuits, settlements, and legal fees. From the Pearl Street lawsuit to the growing list of pending litigation, this episode lays out how Laguna Beach’s refusal to modernize its municipal code is creating financial, legal, and ethical fallout for residents, homeowners, and small businesses alike.
