That gives him the incentive to invest in the soil, invest in the land, invest in trees, invest in the infrastructure and the buildings on site, because he's building a legacy which he wants to pass on to his children. The average tenancy in England now is not much more than five years. And in five years, you can't do a lot where you'll see the improvement on a piece of land. It takes decades, centuries for soils to build soil, for it to grow and evolve. But you can kill a soil very quickly and you can damage a soil very quickly. And in those five years, if you're tenanting a piece of land, understandably, you're thinking, how much money can I make over the next five years? […]
