And Chris, why don't you tell us what happened in the past six months in multifamily in Manhattan? Sure. Thanks so much, Jamon. So multifamily investment activity increased significantly during the first half of 2026. Dollar volume rose 93% year over year to $2.34 billion. That was in 109 transactions. And what we saw was institutional investors returning to Manhattan because Manhattan's predominantly free market sector. We could contrast that to the outer boroughs where multifamily transaction activity really is dominated by the sale of rent-stabilized assets. […]
