John Robbins: Inside GSA Leasing Across 18 Western States

What does it take to lease commercial real estate for the federal government? In this episode of SF Commercial Property Conversations with Bruce Bean, Bruce sits down with John Robbins, a commercial real estate veteran whose firm works with the U.S. General Services Administration (GSA) across 18 western states. John shares how he went from working with major commercial real estate companies to starting his own business from a card table in a spare bedroom. That business eventually grew into a specialized firm handling federal real estate assignments across the country. John explains how GSA leasing is different from a typical commercial real estate deal. Federal leases can take anywhere from six to 18 months, and the broker's job may continue long after the lease is signed. His team can stay involved through tenant improvements, construction, walkthroughs, and final occupancy. Bruce and John also discuss how performance is measured in federal leasing. Brokers can be evaluated several times during a transaction, creating a very different system from traditional commercial brokerage. Another big topic is artificial intelligence. John explains how AI can help teams compare multiple property proposals and evaluate complex information. He also discusses how technology is becoming more important as the federal government changes the way it handles its real estate needs. John believes government leasing activity could become much busier following a slower period, which could be welcome news for the office market. The conversation also explores the many different sides of federal real estate, including GSA leasing, Department of Veterans Affairs facilities, property dispositions, project management, Department of Defense real estate, and even post offices in small communities. John shares an interesting lesson from his firm's work with hundreds of post offices in California: in some small communities, the local post office is much more than a building. It can be part of the community's identity and a place where people regularly meet.   ------------------------------------------------------------------------------------------------------ We’re excited to feature your voice in the conversation about building wealth and legacies through commercial real estate. Scot Ginsburg: Why Tenant Representation Matters More Than Ever

What happens when a commercial tenant has someone in their corner who understands the building, the lease, and the market? In this episode of SF Commercial Property Conversations, Bruce Bean talks with Scot Ginsburg of Hughes Marino about why tenant representation matters, especially in complex markets like biotech, life sciences, and technology. Scot has spent 26 years representing commercial tenants. But his career in real estate started with a lesson he learned the hard way. While running an internet company, Scot personally signed an office lease and later realized he had gotten a terrible deal. That experience helped point him toward a career focused on protecting tenants. Scot shares how he entered commercial real estate and eventually joined The Staubach Company, where he worked his way up to principal. After the company was sold, Scot ultimately joined Hughes Marino, a firm focused exclusively on representing tenants. Bruce and Scot also dig into the unique challenges of biotech and life science real estate. Scot explains why finding laboratory space involves much more than choosing a good-looking building. Power, air handling, mechanical systems, ceiling heights, backup systems, and other infrastructure can determine whether a property will work at all. They also discuss what happened to life science real estate during and after the COVID-era boom. A flood of funding led developers to create more laboratory space, but demand later dropped. According to Scot, that has left years of available supply in major biotech markets. The conversation then turns to technology and AI. Scot discusses how AI companies are helping drive activity in markets including San Francisco and New York, while many other companies are choosing smaller spaces, shorter lease terms, and higher-quality locations. For tenants, that can create opportunity. Scot says today's market has allowed him to negotiate some of the strongest concessions of his 26-year career. Bruce and Scot also talk about prospecting, cold calling, relationship building, and why direct outreach remains an important part of business.   ------------------------------------------------------------------------------------------------------ We’re excited to feature your voice in the conversation about building wealth and legacies through commercial real estate. David Simmons: Ground-Up Development in California’s Changing Regulatory Landscape

California’s housing shortage has created enormous challenges—but it has also opened the door to new opportunities for developers. In this episode of SF Commercial Property Conversations with Bruce Bean, Bruce sits down with David Simmons, a real estate developer and construction lending specialist, to discuss how recent California legislation is reshaping the development landscape. David shares his journey from fix-and-flip investing and private lending to focusing on ground-up development and entitlement strategies. He explains how new laws, including SB 79, SB 330, and related housing reforms, are streamlining approvals, reducing bureaucratic delays, and creating new opportunities for developers looking to build much-needed housing throughout California. Bruce and David explore how transit-oriented development is becoming a major focus, why smaller infill sites under one acre can offer tremendous potential, and how developers can benefit from faster entitlement timelines. David also discusses his strategy of bringing projects through entitlement before selling them to builders, allowing greater flexibility for the end developer.   ------------------------------------------------------------------------------------------------------ We’re excited to feature your voice in the conversation about building wealth and legacies through commercial real estate.
