Actually, I want to define a term here that we don't always use it, but the word operator, what does that mean to you? So again, everybody listening here has context and understands what you mean by that. Yeah, so I used to be what we just mean somebody who's flipping land or doing minor subdivisions. It's the person who found the deal, the person who's running the deal, the person who does the vast majority or all of the action items for the deal. Mm hmm. um yeah okay so let's come back to the money side of things when when an operator is looking for money you know what are the options out there first of all uh in terms of getting money yeah there's roughly four categories at least in our niche one is friends and family one is bank lending one is hard money and then the last category is jv money which is what Rooster Capital does.
